HAR Reveals Houston’s Hottest Communities of Q4 2025: Brookshire, Waller, and Crosby Lead Surge in Home Sales
In a promising sign for homebuyers and sellers alike, several communities across Greater Houston saw a dramatic increase in home sales during the final quarter of 2025. According to the Houston Association of REALTORS® (HAR)’s latest “Hottest Communities in the Houston Area” report, new construction, competitive pricing, and buyer incentives helped drive demand in both emerging suburbs and luxury neighborhoods.
At the top of the list was Brookshire, a fast-growing Waller County community just west of Katy. Brookshire recorded a remarkable 198.7% year-over-year jump in transactions, with 227 homes sold between October and December 2025. Nearly all of those sales—93%—were new construction. The average home price came in at $304,980, down 11.5% from the same quarter last year, making Brookshire a top choice for buyers seeking affordability without sacrificing quality.
Waller, another Waller County favorite, secured the No. 2 spot after holding first place for two straight quarters. It posted a 103% increase in sales compared to Q4 2024, underscoring continued interest in suburban communities that blend small-town charm with proximity to Houston job hubs.

New Construction and Affordability Drive Buyer Demand Across Greater Houston
A recurring theme among many of these neighborhoods: new construction is king. In Brookshire, Waller, Crosby, Magnolia/1488 West, and Manvel/Iowa Colony, new builds accounted for more than 70% of Q4 home sales—showing that buyers are actively seeking move-in ready homes with modern features and warranties.
“We’re seeing a noticeable shift in buyer behavior,” said Theresa Hill, HAR Chair with Compass RE Texas, LLC – Houston. “As mortgage rates gradually trend downward, communities offering new builds, builder incentives, and more accessible price points are outperforming others. Buyers across all corners of the Houston area are responding to opportunity.”

Affordability remains a key driver of growth. Six of the top 10 communities on the list posted average home prices well below the Houston-area average of $425,535, as noted in HAR’s Full-Year 2025 Housing Market Update. Most also came in below the median price point of $335,000, which further suggests that first-time homebuyers and value-driven shoppers are helping fuel the surge.

Royden Oaks/Afton Oaks led that category with an 83.3% year-over-year jump in transactions. With an average home price of $1,340,091, the community continues to attract discerning buyers looking for proximity to central Houston and timeless elegance.
Other top-performing luxury areas included Westchase (No. 2), the Rice/Museum District (No. 3), Dickinson (No. 4), and Memorial West (No. 5). Memorial West stood out for having the lowest average days on market—just 24—indicating hot demand for homes in this prestigious westside enclave.
