Westheimer Lakes Deed Restrictions

Westheimer Lakes POA does have a fining policy, so please make sure you are aware of everything that it entails.  All of the Association’s governing documents can be viewed at Westheimer Lakes Property Owners Association | Crest Management (scroll down and click on the Governing Documents drop down menu).

Landscaping Reminders

Please review the following guidelines for landscaping maintenance:

  • Sod Requirements: All lawns must be fully sodded with grass from the approved plant list: common bermudagrass, hybrid bermudagrass, annual ryegrass, or St. Augustine grass.
  • Landscaping Maintenance: Dead plants, bushes, and shrubs must be removed, and any dead or overgrown parts should be properly trimmed.
  • Plant Beds: The governing documents also require approved shrubs, flowers, or plants to be planted and maintained in the plant beds of every residence.   • Tree Trimming: Tree limbs must be trimmed at least 8 feet away from streets and street signs, sidewalks, driveways, and neighboring properties. Please note that you must submit an exterior modification request before removing or replacing trees.
  • Weed Control: Please treat and remove weeds regularly to maintain a neat and well-kept appearance in your yard, plant beds, and tree wells.

Deed Restriction Enforcement

  • Trash – this includes trash and trash/recycling receptacles being stored in public view (anywhere visible when driving down the street).  Trash should only be placed out at the curb the evening before trash collection and receptacles should be stored back out of view the same day trash is collected.
  • Exterior Maintenance – this includes the siding of the homes needing either repair, replacement, cleaning, or painting.  This also includes repairs needed such as roofs, gutters, windows, shutters, fences, or brick. 
    • There are many homes that are in need of painting due to fading or discoloration of the paint, particularly on garage doors but also on siding, and  mold or mildew accumulating on the siding that needs to be cleaned off.  Also, many roofs are now in need of replacement – we are seeing missing shingles and “shiny” roofs, which is the fiberglass backing is beginning to show indicating that the shingles are deteriorating.  Please inspect your home for these maintenance items and let management know if you are working on them to avoid being sent a letter. 
  • Stored Items – storing of items in public view is not permitted.  This includes (but is not limited to) coolers, buckets, yard equipment, bags of dirt or mulch, an excess of potted plants, children’s toys, etc.
  • Vehicles – this includes the storage of inoperable vehicles (if they are on jacks or have stops being the tires; if they have any flat tires; or if they have expired tags.  We can also tell if a vehicle is stored if there is a large amount of grass growth underneath them), the storage of trailers, boats or other vehicles.  This also includes parking of commercial and recreational vehicles.
  • Signage – posting of signs, other than For Rent or For Sale signs and political signs during an election, is not permitted. 
  • Pets – the governing documents require that all pets be contained on the Lot or on a leash at all times.  Excessive noise or smell is not permitted – you must clean up after your pets, not only when walking them through the community, but also on your own property.  Lastly, you must keep pets from making noise that could disturb your neighbors.
  • Holiday Decorations - holiday decorations must be removed in a timely manner following each holiday.
