For all new homeowners, WELCOME!  The monthly newsletter (online) has all phone numbers you may need as well as information and news throughout the Villages of Copperfield. We urge you to read all your deed restrictions which you should have received a copy at closing;  however, you may also obtain them on line by registering through the portal.chaparral management.com (as mentioned below) or call Chaparral Management for any questions you may have at 281-537-0957.

COMMUNICATION PORTAL
The communication of the future is our new portal that contains all our information, news, account status, financial history, violations (with pictures) , events, and much more.
 
You can submit electronic payments, Architectural Requests, and view your personal account.
 
We highly recommend you sign up and register by going to portal.chaparral management.com and click the “sign up” section in the top right corner of the page. This is the best way to get registered and get your login.

ASSESSMENTS

Yearly assessments are due January 1st and are delinquent after February 1st. Chaparral Management normally mails out your statements in November. Due to an increase in the assessment for 2024, the statements were mailed out in December.  You can also obtain it from the portal website and pay online. Payments can be arranged with management company. Please contact them as soon as possible so late payments charges will not be incurred.

Another method of payment is to contact your mortgage company and check if they can include your assessment fee through your mortgage monthly payment.

The Board has voted to raise our assessments for the upcoming year. We have not had an increase since 2017. Keep in mind that all services keep going up every year, and we have had a few repairs and maintenance expenses for the pool area in 2023 and early 2024.

We have a great collection percentage from our homeowners enabling us to sustain our yearly budget.

You can go into the portal and see the disbursement of our budget and our expenses, pay your assessments, etc.
