Exterior Modifications/Alterations

At the 08/12/25 Board meeting, several Homeowner brought up questions about improvements or alterations that they want to make to their homes. To help answer those questions, we have created the following Q&A series which we will continue to update as questions come up. Please refer to the list of questions below for everything ARA related.

Q: What is the process for submission of ARA requests?

A: The process for submission is the following:

  1. Download the ARA form from the KRJConnect Portal or the Anniston Community website.
  2. Complete the form and include sketches/lot plans of where the improvement is going to be done, dimensions, measurement, color, material being used, pictures, etc.
  3. Please send the completed form and all attachments to smile@krjcares.com.
  4. Immediately proceed to make the administrative fee payment for the review of the submission. The governing documents allow the ARA Committee up to 60 days to review the submission. The fee for this standard review is $75. You can make the payment at KRJConnect Portal. If you need a rushed decision by the Committee, please note that the administrative fee for this is $125 which will return a decision from the Committee within 7 business days.
  5. The review process will begin once the ARA package and the administrative fee payment are received. When the Committee has completed their review, the Homeowner will receive a formal letter stating whether the request is approved, denied, or if more information is needed from the Homeowner.

Q: Do we need approval for flowers in the front yard?

A: For planting of seasonal flowers, you do not need to submit an ARA form.

Similarly, you do not need to submit a request for replacing like-for-like trees or shrubs that are dead. However, if you are planning on embellishing your lot by installing more trees or shrubbery in the front yard, you will need to submit an ARA request for that. It is important to note that there is a list of approved trees and shrubs for the front yard that all Homeowners must follow. We recommend all Homeowners to get familiar with the Declarations of Covenants, Conditions, and Restrictions, the Residential Improvement Guidelines, and the Builder Guidelines as they provide very specific directives regarding front yard maintenance.

Q: Are storage sheds allowed?

A: Storage sheds are allowed with approval from the ARA first.

The ARA will review shed submissions to ensure that those will not be visible from the street or main thoroughfares. Note: sheds are not allowed on any lots backing up to lakes.

Q: Are we able to add the same stone to our gardens and trees that some of the other homes have?

A: You will first need to submit an ARA form with a picture or sample of the stone as well as drawing or sketch showing where the rock is going to be placed.

Given that the stone will alter the look of the home, it requires approval from the ARA.

Q: Why do we have to pay for approval for modifications to our home?

A: The fee charged is an administrative fee for processing and handling of the submission.

When an ARA request is received, KRJ Management ensures that all details related to the submission are gathered and prepared for fast and streamlined ARA committee review.

Q: What is the fee for processing of the ARA request?

A: The ARA has up to 60 days to review a modification request.

This standard timeframe calls for a $75 administrative fee to be paid by the requesting Homeowner. You would make that payment on the KRJConnect Homeowner Portal to initiate the review process. However, if you have an emergency situation (i.e. roof leak) and need a faster review and decision by the ARA, the expedited fee for review is $125. The ARA will return a decision within 7 business days.

Q: Who do we call if we have dead trees in our front yard?

A: The Association’s governing documents (DCCR's Article 1, Section 1.14) emphasizes that each Homeowner is responsible for dead trees, dead grass, and dead shrubbery on their lot.

As such, each homeowner must swiftly address such issues to maintain the look of the lot and the community. Please note that Lennar Home Warranty does not cover landscape issues.

Q: Do we need approval to install cameras in the front and back of the home?

A: Yes.

The Anniston Security Measures Policy states that the installation of cameras must first be submitted and approved by the Architectural Review Authority.

Q: Are basketball goals allowed at the property?

A: Yes, after the ARA has reviewed and approved the installation of a basketball goal.

One (1) Basketball goal with pole per lot. ALL basketball goals must be approved by the ARA prior to installation. Please see Article 10, Section 10.13 for exact specifications or Residential Improvement Guidelines for Homeowners. Portable basketball goals are allowed but must not be stored in public view. Basketball goals are not allowed to be used in the streets or common areas. All goals must be kept in good condition.
