YARD OF THE MONTH
September Yard of the Month was awarded to property owner at 7411 Hollow Ridge. We appreciate and thank you for all special efforts taken to make our neighborhood beautiful! This ends our 2021 Yard of The Month. We thank all our homeowners for their continued efforts to keep their yards looking good in spite of the freeze damage and continuous rains!

The Board announces the new location of SCS Management and its new Name. Please see announcement below:

 

SCS MOVES AND UNDER NEW MANAGEMENT

It is our pleasure to announce that we have relocated our growing business to a new office location on Monday July 19th.

As you know, our office - and home of 25 years - was destroyed in the February freeze. We are excited of our new office off I-10 and Highway 6 in the Energy Corridor (1400 Broadfield Blvd, Suite 600). The office was opened on July 19th and is now open for Board members and homeowners.

We look forward to inviting you to visit our new facility! We are excited for you to see our new office and reconnect with our staff.

Note that SCS is now part of Chaparral Management. Since the beginning of 2020, SCS and Chaparral Management (located in Spring) have been “sister companies” in Houston, operated under common ownership. To simplify our operations, we have combined them into one single brand. Going forward, SCS will operate under the Chaparral Management name. So what does it mean to you as a homeowner?

Not much! Your manager is the same and contacts remain the same. We are not changing our systems of communications.

Operating under a single brand allows us to more effectively invest in improving our customer service, simplify our operations, maintain one website instead of two, improve our collaboration and better share back-office resources in a way that improves outcomes for our clients. This also allows us to focus our marketing efforts around a single identity. It is bittersweet to be retiring the SCS name, but we are excited about a fresh start with a new office and a new banner on the door. 

Again, our new office location is in the Energy Corridor area of Houston, just north of Interstate 10 near Highway 6.

Please update your records with our new address. Our phone numbers and email addresses will remain the same, as well as our website address and Facebook page.

A sign will remain on the door of our former location with the correct address for those that have a need to visit our office.

This announcement will be put on your homeowner association portal and was part of our correspondence the first of July. We ask that you update our address in communications to your residents: newsletter, website, social media pages, etc. Our new facility offers us the opportunity to better serve you and your community. Our staff looks forward to continuing to serve your needs. Feel free to contact us with any questions.

 

SPECIAL THANKS

A SPECIAL THANK YOU to all those homeowners who participated in the de-annexation of our Residential from the Commercial side of CPPOA. We were able to collect the required signatures to proceed. Our legal department will be presenting our case this coming month.

FALL GARAGE SALE October 23rd 

Mark your calendars!!! The fall garage sale is coming up on October 23rd. This is a good time to clean out your attics and garage of items you no longer need or use. Again, due to Covid you must take all precautions necessary and CPV will not sponsor the event. It will be up to each homeowner to proceed at their own risk. 

 

OTHER ISSUES AND NEWS

If you want to receive or be kept updated on news, events or announcements, please keep your email address updated with CHAPPARAL Management. Since mail service is not always dependable, this is a second method to receive news or important notices. 

 

CHAPARRAL (SCS) PORTAL:

You can continue to use the same password etc. to sign in as before. For now and until further notice it will remain the same. Their new and improved layout and navigation will be a great tool for you and our residents for viewing, getting answers to your questions and communicating with your team.

It is important that you get involved in your community! Get signed up in the new SCS (Chapparal) portal to apply for architectural changes to your home, roof, paint changes, etc. This new portal also allows you to make payments, etc. on your existing account and much more.

 

Architectural Review Committee:

Remember that any changes to our property like patio covers, sheds, new roofs, house painting, fencing, etc will need approval from the Architectural Review Committee. You can obtain the approval form from the new portal on line or our new office located 1400 Broadfield Blvd, Suite 600. 

 

DEAD TREES AND SHRUBS:

By now your trees, palms, shrubs or flowerbeds would have come back to life from the freeze in February. Many yards still need dead landscape to be removed. Please remove them. You will be receiving a deed restriction letter if not removed. Thank you for your cooperation in helping your neighborhood look good.

 

POOL AND PARKS:

The pool is now officially closed. Thanks to all our volunteers that helped us keep our pool open and special thanks to our homeowners for doing their part by keeping the pool tables sanitized before leaving and abiding by our new posted Covid rules. 

Keep in mind that next year we will need a new Committee Chairman with volunteers for the 2022 year. The Committee Chairman who has been in charge of the pool is stepping down after 26 years. We will need a new Chairman and at least 4 volunteers to assist us. We will get more into this subject as we are getting close to the 2022 season. If interested, please contact Chapparal Management.

SPECIAL THANKS TO THE POOL COMMITTEE, which consisted of 2 homeowners and Board Members. Without them our pool hours and times would be selective. We desperately need volunteers for next year. 

POOL TRESPASSING: Jumping over the fence when the pool is closed is trespassing and illegal. 

IF YOU SEE SOMETHING SUSPICIOUS CALL AND REPORT IT! Program your phone for the non-emergency phone number to the Sheriff’s department (713-221-6000 #6) or crimes in progress dial 911. You do not have to give out your name. 

 

GREEN BELT AND PARK:

GREENBELT AND PARK AREA TRASH! Did you know that there are trash bins in these areas for your convenience? Report any loitering you see. No one should be in the park area after hours. Doggie stations are there for your use. If you see trash bags are needed or the trash can for trash and dog litter is full, contact SCS (Chapparal).  Our landscaping people are responsible for this.

ILLEGAL PARKING: No parking in the Pool/Park area is allowed after 9 PM. We will begin towing any vehicle seen after hours at the owners’ expense. It does not matter if you are a homeowner or a guest visiting the homeowner. It is illegal and considered trespassing. If you notice a suspicious car or cars parked after hours, contact the non emergency sheriff department so a deputy can be dispatched. You do not have to give out your name when calling. The number is 713-221-6000 prompt 6.

NON-EMERGENCY: 713-221-6000 and prompt 6.

Report any strange activity you see by calling the Sheriff’s Department! Nothing is too small to report. You pay the Department to help keep our neighborhood safe; therefore, it is up to you to report any strange activity in your neighborhood!

GET INVOLVED! If you want to be aware of what is happening in your neighborhood as far as crime, the Sheriff’s department posts news or important information in the new website created for the various neighborhoods!

Join in by registering at nextdoor.com. Lost and found, contractor referrals, news etc. can be posted or found here. Stay safe and be your own eyes and ears. No neighborhood anywhere is crime free!!!!

IMPORTANT INFORMATION: Panhandlers, homeless people and solicitation is becoming a more frequent issue through out Copperfield and surrounding neighborhoods! It is important that you keep safe by locking your doors and vehicles to prevent any theft or break-ins! You can put a “no trespassing” sign in front of your home so the law can enforce it on your property. 

 

COMMUNITY CENTER

As a reminder the Community Center will continue to handle baseball field reservations and room reservations for parties or special events ONLY. The phone number is 281-856-9060 and days of operation are as follows: Tuesday 12-6 PM, Thursday 12-7 PM, Friday and Saturday 9 AM-1 PM.

 

DEED RESTRICTIONS VIOLATIONS

NOTE: SCS (Chapparal) continues to do drive throughs within our sub-division on specific dates and times. They will continue to handle anything pertaining to deed restrictions and violations. The Board does not do the drive through inspections nor send out the deed restrictions letters. If you need a copy of the deed restrictions you may obtain from SCS (Chapparal) or you can also obtain same from the Copperfield Website (www.copperfield.org) or the new portal.

NO BOATS, MOTOR HOMES, UTILITY TRAILERS or CATERING TRUCKS, ARE TO BE PARKED IN DRIVEWAYS OR STREETS. THIS IS AGAINST DEED RESTRICTIONS. DO NOT BLOCK SIDEWALKS WITH VEHICLES OR ANY OF THE ABOVE. THIS IS A RIGHT OF WAY FOR WHEEL CHAIRS, BIKES, STROLLERS and CHILDREN OR WALKS. THIS IS ILLEGAL PER TEXAS TRANSPORTATION CODES 545.302 AND OFFICIALS CAN ISSUE CITATIONS. 

NOTE: ACC Forms are available through the portal or at SCS (Chapparal) offices for house paint colors, roof changes, building structures, etc which must be approved by the Architectural Control Committee before proceeding with any changes pertaining to your property. 

DO NOT DISREGARD DEED RESTRICTION LETTERS! Important that you read and act accordingly. If you think you received this in error, please contact SCS (Chapparal) immediately. Repeated cites or non-compliance letters will automatically incur a fee against your account.

The newsletter has all phone numbers you may need as well as information and news throughout the Villages of Copperfield. We urge you to read all your deed restrictions which your should have received a copy at closing; however, you may also obtain them by going through the SCS (Chapparal) Portal, website www.copperfield.org or visit our management company Chapparal  Management for any questions you may have.
