Minutes of Board of Directors Meeting
CALL TO ORDER
The Board of Directors meeting of the Cypress Mill Homeowners Association Inc. was held, on January 26, 2022, at the Cypress Mill Recreation Center, 14710 Mills Park Lane, Cypress, Texas.
Those in attendance were Jeff Garrett, Larry Turner, Beverly McGaughey,
and Stacey Lucas. Angela Rivera was also in attendance (representing Associa Principal Management Group).
With a quorum duly established, President Jeff Garret called Cypress Mill Board of Directors meeting to order at 6:00 PM. Larry Turner opened with an invocation.
SUMMARY OF EXECUTIVE
The President; announced the previous meeting minutes are available on the community app TownSq.
CONSTABLE
Lt. Rogers updated the Board and homeowners on activity in and around the Cypress Mill community.
APPROVAL OF MINUTES
After reviewing the minutes, the board of directors, Beverly, and Larry motioned to accept the meeting minutes of January 26, 2022 all in favor.
TREASURER’S REPORT
Angela Rivera presented January’s financials. The financials are accepted as presented. The following items noted:
Operating Funds - $614,265 and Reserve Funds - $149,357 as of January financials.
January’s YTD actual expenses are under budget.
MANAGEMENT REPORT
Angela Rivera reviewed the Delinquency Status Count Report and the Covenants Status Count Report.
HOMEOWNERS FORUM
Homeowners’ present and discussed the following items:
- Fireworks restrictions
- Flags location
ADJOURN TO EXECUTIVE SESSION | RECONVENE FROM EXECUTIVE SESSION
The following items were discussed during the executive session. Motions were made and seconded and passed unanimously to:
- Architectural Control review with Committee Member.
- (234-8537), (235-7515), and (444-3472) The owner(s) discussed their account with the board. Noted action will be taken.
- Kingwood Pressure Washing – Approved quote for pillars/columns and monuments at all entrances at $4,813
- I-Tech- Approved quote for new 2 cameras at $1,701.30
- Cypress Creek Pest Control- Approved contract for 3 years at $152.64 per month
- Pool Pass Software- 2022 Swimming Pool Passes- Approved at $336.00
- Silversand Services -Approved quote for irrigation repairs at $8,667.61
- Prior Flag Pole Installation-Approved variance of location
- Makos Sharks- Approved swim team to add double gated doors to back fence for the lane line reel site.
ADJOURNMENT
There being no further business to come before the Board, the regular business session of the meeting adjourned at 8:30 PM.
Next meeting will be held on Wednesday, March 23, 2022 at 6:00 PM.
