The Vic at Tamarron, a new luxury garden-style apartment community planned at 3700 Jordan Ranch Boulevard in Fulshear, is scheduled to begin construction in September, bringing 348 apartment homes to one of the city's fastest-growing corridors. The project represents an estimated $33.45 million investment in Fort Bend County and is expected to be completed in March 2027.
The development reflects a broader trend taking shape across Fulshear, where continued population growth, expanding employment opportunities and ongoing residential construction are increasing demand for a wider variety of housing choices beyond traditional single-family homes.
A New Apartment Community Near Tamarron and Jordan Ranch
According to project filings, The Vic at Tamarron will include 444,607 square feet of development spread across 12 three-story residential buildings.
Plans call for a resort-style community featuring:
- 348 apartment homes
- A freestanding clubhouse
- Resort-style pool with cabana
- Outdoor fitness area
- Dog park
- Landscaped common areas
The community is designed in a garden-style format, with multiple residential buildings surrounding shared outdoor amenities rather than a single high-rise structure.
Its location along Jordan Ranch Boulevard places residents near several of Fulshear's rapidly developing master-planned communities, including Tamarron and Jordan Ranch, while providing convenient access to the FM 1093 corridor.
Part of Hunington Residential's Growing Texas Portfolio
The Vic at Tamarron is being developed by Hunington Residential, a Houston-based company focused on multifamily development throughout Texas.
Hunington Residential emphasizes identifying long-term growth markets while overseeing each stage of development—from site selection and financing through construction and operations—with an emphasis on creating apartment communities designed around the preferences of today's renters.
The company is part of Hunington Properties, established in 1984, which provides commercial real estate services nationwide and has developed expertise across investment, development, leasing and property management.
The Vic at Tamarron will become part of the developer's growing Vic apartment portfolio, which includes:
- The Vic at Southwinds
- The Vic at Jordan Ranch
- The Vic of Woodforest
- The Vic at Interpose
- The Vic at Park Row
- Vargos on the Lake
- The Fairmont on San Felipe
Additional communities currently in development include The Vic at Sunterra, The Vic at Lago Mar and The Vic at Tamarron.
Meeting a Growing Need for Housing in Fulshear
While Fulshear has become known for its large master-planned communities and new home construction, the city's housing needs have diversified as the population has grown.
Many newcomers—including young professionals, healthcare workers, teachers, first responders, families relocating to the area and residents who prefer maintenance-free living—are seeking quality rental housing within the community rather than commuting from elsewhere.
That demand has helped expand Fulshear's apartment market in recent years.
Current market data shows apartment rents in Fulshear averaging about $1,443 per month for a one-bedroom apartment and approximately $1,978 per month for a two-bedroom apartment, reflecting continued demand for rental housing in one of the Houston area's fastest-growing suburbs.
The city's for-sale housing market also remains active. Realtor.com currently lists approximately 1,370 homes for sale in Fulshear, with a median listing price of about $550,000. As the community continues to add thousands of new residents, developments like The Vic at Tamarron will expand the city's range of housing choices for those seeking rental options alongside traditional single-family homes.
Rather than replacing single-family neighborhoods, apartment communities increasingly serve as another piece of Fulshear's evolving housing mix, providing options for residents at different stages of life.
Supporting Fulshear's Continued Growth
Over the past decade, Fulshear has consistently ranked among the fastest-growing communities in Texas as new neighborhoods, schools, retail centers and infrastructure continue expanding westward along the FM 1093 corridor. That sustained growth has brought increased demand not only for homes, but also for housing that accommodates a variety of lifestyles and budgets.
Projects like The Vic at Tamarron reflect that evolution by adding housing choices for residents who may be relocating to the area, downsizing, waiting for a new home to be built or simply looking for the convenience of apartment living close to where they work and spend time.
