Important Reminder: Submitting Architectural Changes in Bear Creek
Attention, Bear Creek residents! If you're planning any exterior changes to your home, it's essential to remember the architectural control guidelines set forth by the Homeowners' Association (HPCA). Whether it’s roofing, painting, structural additions, or other modifications, all changes must be submitted to the HPCA office for review and approval.
The Submission Process
The Architectural Control Committee (ACC) has 30 days to review your request, although turnaround times can often be quick, depending on the nature of the change. For the fastest response, you can submit items like roof styles and materials via email. If you're planning to change your home’s exterior paint, be sure to leave paint samples at the office along with your Architectural Review Application.
To get started, complete the Architectural Review Application, which you can find here. Once filled out, simply email it to office@bearcreeknetwork.org . If you open the document in Adobe Reader (a free app), you can complete it online, save it, and email it directly.
Key Points to Remember
- Roof Replacement: Must use a minimum of a 30-year, dimensional architectural design shingle (metal roofs will be considered).
- Exterior Paint: Color choices must be listed by manufacturer and exact color number.
- Fence Repairs: A maximum height of 6 feet for pickets, with the option of a 6-inch rot board. Staining also requires approval. If you plan to move your fence line, include a detailed drawing in your submission.
For specific guidelines, refer to the Deed Restrictions available here.
Quick Approval Process
Once your application is submitted, you will receive an acceptance or denial via mail or email. The Architectural Control Committee is committed to addressing your requests as soon as possible, ensuring that your project can proceed without unnecessary delays.
By following these guidelines, you can help maintain the beauty and consistency of our community while making the changes you desire. If you have any questions, feel free to reach out to the HPCA office for assistance. Happy renovating!
