Not long ago, Jordan Ranch and surrounding communities were often described by residents as a “retail desert.” Grocery runs, dining, and basic services typically meant heading toward Katy or FM 1463.
That changed in late 2025 with the opening of the 121,000-square-foot H-E-B at Jordan Ranch Market, a milestone that many point to as the turning point for the area.
Since then, additional projects have followed:
- The Plaza at Jordan Ranch, a roughly 30,000-square-foot retail center at Texas Heritage Parkway and Jordan Crossing Boulevard, is now leasing and opening tenants focused on daily needs
- Businesses like Crust Pizza Co., Crumbl Cookies, Buff City Soap, Wells Fargo, Pacific Dental Services, and Memorial Hermann Medical Group have begun establishing a presence nearby
- The large-scale Texas Heritage Marketplace, a planned 750,000-square-foot mixed-use development, is moving through construction and pre-leasing phases and is expected to become a regional destination
At the same time, nearby infrastructure like the Amazon distribution facility—bringing an estimated 1,500 jobs within a couple miles—has added another layer of activity to the corridor.

Developed by Houston-based Malabar Hill Capital, The Market at Jordan Crossing is a ±41,000-square-foot neighborhood retail center planned across multiple buildings on a 4.9-acre site.
Located at Jordan Crossing Blvd and Woods Road, the project sits at a key entry point into Jordan Ranch and near several other master-planned communities, positioning it as a future hub for nearby residents.
The project will include three buildings—each delivered as retail shell space for future tenants:
- Building A (~13,078 square feet)
- Building B (~15,620 square feet)
- Building C (~14,884 square feet)
Construction is expected to begin in October 2026, with completion projected for April 2027.
According to project materials, the center is designed to support a mix of restaurants, service providers, and retail uses that cater to day-to-day needs.
In contrast to larger projects like Texas Heritage Marketplace, this development is more neighborhood-focused—intended to serve nearby residents rather than draw from across the region.

Still Catching Up—But Closing the Gap
Even with recent progress, the area is still in what many would consider a catch-up phase.
Jordan Ranch alone is planned for more than 3,000 homes, with hundreds of families already moved in. Across Fulshear, residential growth has consistently outpaced commercial development—a common pattern in master-planned communities.
