Construction Begins on Burlington and Academy Sports + Outdoors at Texas Heritage Marketplace in Katy

The next phase of growth at Texas Heritage Marketplace in Katy is now taking shape as construction gets underway for two major retailers: Burlington and Academy Sports + Outdoors. The new stores mark another milestone for the $400 million mixed-use development in Waller County, a project designed to serve one of the fastest-growing areas in the Greater Houston region.

Both retailers are currently beginning tenant build-out work inside Building 2 at Texas Heritage Marketplace, located along Interstate 10 near Texas Heritage Parkway, an area that continues to see rapid residential expansion and increasing demand for nearby shopping, dining, and services.

For residents across Katy, Fulshear, Jordan Ranch, Cross Creek Ranch, and surrounding West Houston communities, the addition of these stores represents another step toward a fully developed retail hub closer to home.

Burlington Store Construction Details at Texas Heritage Marketplace

The new Burlington store in Katy will occupy approximately 22,123 square feet inside the retail shell at 29233 Katy Freeway.

According to construction filings, the project includes a tenant improvement build-out within a single-story concrete tilt-wall retail structure, with work underway as of March 2, 2026 and expected to be completed by December 25, 2026. The estimated cost of construction is $2.28 million.

Burlington, formerly known as Burlington Coat Factory, is a national off-price retailer known for offering discounted apparel, footwear, home goods, baby products, and accessories from well-known brands. The retailer operates hundreds of stores across the United States and is widely recognized for providing brand-name merchandise at lower prices than traditional department stores.

For families in the west Katy and Waller County area, the store will bring another affordable retail option to a corridor that continues to grow alongside new neighborhoods and master-planned communities.

Academy Sports + Outdoors Expanding Retail Options in Katy

Construction is also underway on a new Academy Sports + Outdoors store within the same retail building at 29237 Katy Freeway.

The planned store will be significantly larger, spanning 50,643 square feet, with an estimated construction cost of $3.76 million. Like the Burlington location, work began March 2, 2026 and is expected to wrap up by late December 2026.

Headquartered in the Houston area, Academy Sports + Outdoors is one of the region’s most recognizable retailers for sports equipment, outdoor gear, hunting and fishing supplies, athletic apparel, and footwear. The company has built a loyal following across Texas by offering products that support everything from youth sports leagues to camping trips, backyard games, and outdoor recreation.

For many families in Katy and Fulshear, the arrival of Academy at Texas Heritage Marketplace will add another convenient option for sports gear, seasonal outdoor equipment, and everyday athletic wear without needing to travel farther east along the Interstate 10 corridor.

More Tenants Announced for Texas Heritage Marketplace

Momentum at Texas Heritage Marketplace in Katy continues to build as developer NewQuest Properties recently finalized ground leases with several nationally recognized brands that will add dining and banking options to the growing development.

In a February 2026 announcement, NewQuest confirmed that Olive Garden, Whataburger, and Chase Bank will establish locations within the $400 million regional development. Olive Garden plans to construct a 7,825-square-foot restaurant on a 1.58-acre site, while Whataburger will build a 3,305-square-foot restaurant on a 1.06-acre tract. Chase Bank will also develop a 3,443-square-foot branch facility on a 0.7-acre pad within the marketplace.

According to NewQuest, the strong leasing activity reflects the rapid population growth across the Katy and Fulshear corridor and the demand for additional retail, dining, and service options in the area.

“With a project this size, we typically develop it in phases,” said David Meyers, managing director of leasing and development partner for NewQuest. “But the demand for retail in this high-growth area is immediate so everyone is committed to getting it done as quickly as possible.”

Texas Heritage Marketplace Continues Taking Shape

The new Burlington and Academy locations are part of the larger Texas Heritage Marketplace development, a 165-acre mixed-use project developed by Houston-based NewQuest Properties.

Construction on the project first began in January 2025, anchored by a 149,000-square-foot Target store. When fully built out, the development is planned to include:

  • 750,000 square feet of retail and restaurant space
  • Two apartment communities totaling about 550 units
  • Nearly 300,000 square feet of medical offices and self-storage
  • Walkable retail areas and community gathering spaces

The development sits at a key intersection for the region’s future growth, connecting Interstate 10 with Texas Heritage Parkway, a 6.5-mile arterial roadway that links I-10 to FM 1093 and supports expanding residential areas across western Katy and eastern Waller County.

Serving a Fast-Growing Katy and Fulshear Community

Population growth has been a major driver behind the development of Texas Heritage Marketplace. The surrounding trade area now includes tens of thousands of residents in rapidly expanding master-planned communities, with additional housing developments continuing to move forward along the Texas Heritage Parkway corridor.

For many families relocating to west Katy, Brookshire, and Fulshear, one of the most common concerns has been access to nearby retail and services as the area grows.

Developments like Texas Heritage Marketplace are designed to help meet that need by creating a centralized destination for shopping, dining, healthcare, and everyday services, reducing the need for longer trips into older commercial corridors.

The addition of recognizable retailers like Burlington and Academy Sports + Outdoors signals continued progress toward that goal.
