New Retail and Multifamily Development Planned Along Growing Morton Road Corridor in Katy Area
One of the last major undeveloped tracts along the rapidly expanding Morton Road corridor in north Katy is set to become a new mixed-use destination combining retail, restaurants, and multifamily housing — another sign of how quickly northwest Harris County continues evolving to meet the demands of young families and sustained population growth.
Houston-based developer NewQuest Properties has acquired 18.5 acres at the southwest corner of Morton and Porter roads for a new retail and residential project positioned near the heavily visited Katy Park Youth Sports Complex. The site represents one of the few remaining large parcels of raw land along the corridor, an area increasingly defined by new housing, commercial growth, and infrastructure investment.
The project is expected to bring 334 Class A apartment units alongside new retail and restaurant opportunities, adding services and housing options in a part of the Katy area already experiencing substantial residential expansion.
Development Designed Around Community Growth
NewQuest plans to dedicate nearly seven acres to multi-tenant retail buildings and pad sites, while Houston-based Pelican Builders Inc. will develop 11.8 acres into a modern farmhouse-style apartment community with upscale amenities.
“The area's future growth and success of NewQuest's other Katy projects bode well for this development site,” said John Nguyen, senior vice president of NewQuest. “Demand for housing and retail remain high in the Katy area.”
For residents in the north Katy area, the project reflects a broader shift underway across western Harris County, where continued population increases are driving demand for nearby shopping, dining, and housing close to schools, parks, and major commuter routes.
The site’s proximity to Katy Park — one of the region’s largest youth sports destinations — is expected to play a major role in the development’s long-term appeal. The sports complex attracts approximately 700,000 visitors annually and features 15 baseball fields, 17 soccer fields, batting cages, concession stands, and picnic areas, making it a year-round gathering place for families throughout the region.
Retail and Residential Plans Take Shape
Plans for the retail portion include a 10,860-square-foot multi-tenant building along with five pad sites intended for future restaurants, service providers, or national retail brands. Construction-ready pad sites are anticipated by mid-2027, while the multi-tenant retail building is expected to deliver in early 2028.
NewQuest says the retail component is intended to serve both nearby neighborhoods and residents of the future apartment community while creating an additional commercial anchor along Morton Road.
The residential portion will feature one-, two-, and three-bedroom apartment floor plans averaging 865 square feet. Planned amenities include air-conditioned corridors, elevators, two community courtyards, and a resort-style swimming pool. Houston-based Meeks + Partners is designing the project.
Initial residential move-ins are currently projected to begin in March 2028.
Morton Road Improvements Expected to Add Accessibility
The development also arrives as local infrastructure improvements continue along Morton Road, a corridor seeing increasing traffic volumes as residential construction accelerates throughout the area.
Municipal plans include roadway enhancements and a future median cut providing direct access into the project from Morton Road, which currently carries nearly 24,000 vehicles per day.
For nearby residents and commuters, those roadway improvements could help improve connectivity while supporting continued commercial growth on Katy’s north side.
Katy’s North Side Continues Rapid Expansion
The project adds to NewQuest’s growing footprint across the Katy area, where the company has developed major commercial destinations including Grand Morton Town Center, Katy Grand, and Texas Heritage Marketplace. At full build-out, those projects are expected to surpass four million square feet of Class A retail space occupied largely by national and international brands.
The newest development sits within overlapping trade areas connected to both Grand Morton Town Center and Katy Grand, positioning it to benefit from the corridor’s increasing residential density and consumer traffic.
According to project information released by the developer, the surrounding five-mile trade area now includes approximately 265,000 residents, with average household incomes near $125,000 annually. Housing growth across the area remains strong, with roughly 11,000 homes already built and another 24,000-plus homes projected by 2032.
That continued growth has transformed north Katy and western Harris County into one of the Houston region’s most active suburban expansion zones, particularly for families seeking newer housing, expanding amenities, and access to recreational facilities like Katy Park.
What Happens Next
Construction activity for the mixed-use development is expected to ramp up in early 2027. Retail pad sites are projected to be ready later that year, with the first commercial and residential openings anticipated in 2028.
As development continues along Morton Road, residents can expect additional announcements related to retail tenants, construction timelines, and infrastructure improvements tied to the project.
For many longtime residents, the project represents another milestone in the ongoing transformation of Katy’s north side from largely undeveloped land into a major suburban hub shaped by housing demand, youth sports activity, and expanding commercial investment.
