Hillwood Breaks Ground on Melina, a $500M Master-Planned Community in Georgetown with a Heartfelt Contribution to Special Needs Housing

A new chapter is beginning in Georgetown as Hillwood Communities officially broke ground on its second master-planned community in the area: Melina by Hillwood. The December 18, 2025, ceremony marked more than just the start of construction—it was a celebration of growth, connection, and giving back to the local community.

Located near University Boulevard and Texas State Highway 130, the approximately 200-acre development was acquired earlier this year from the Bost Family, a name long associated with Williamson County's agricultural heritage. The land was once home to wildflower fields and honey production—an homage captured in the name “Melina,” derived from the Greek word for honey.

A Nature-Inspired Community with Deep Roots

Set to welcome its first residents in spring 2027, Melina will ultimately offer 840 thoughtfully designed homesites, with the first phase delivering approximately 440 homes. Homes will range from the $400s to $600s, with lot widths of 40 to 50 feet.

Hillwood Communities, the developer behind the award-winning Wolf Ranch community just minutes away, is aiming to replicate and expand upon that success.

Amenities and Vision: Building More Than Homes

Melina will feature miles of trails, three scenic lakes, and 20 acres of open green space, inviting residents to connect with nature and one another. The heart of the community will be an outdoor amenity center, complete with:

  • A resort-style pool
  • Shaded cabanas
  • A covered pavilion
  • Playscape and open-play field
  • Pickleball and sports courts

All students living in Melina will attend schools within Georgetown ISD, making the community particularly appealing for young families seeking top-rated education options in the Greater Austin metro area.

Giving Back: Hillwood Supports Special Needs Housing

As part of the groundbreaking ceremony, Hillwood Communities made a heartfelt contribution to Brookwood in Georgetown (BiG)—a nonprofit that creates vocational and residential opportunities for adults with disabilities. The donation will help BiG move closer to building permanent homes for its residents.

BiG’s mission is to change the way the world views adults with special needs, and Hillwood’s support highlights a growing emphasis on inclusive development that benefits the broader Georgetown community.

Highland Homes Joins First Phase

Hillwood has teamed up with Highland Homes for Melina’s initial phase. The homebuilder is no stranger to Central Texas growth and sees Melina as a premier opportunity.

Hillwood’s track record of building intentional communities—designed for connection, activity, and long-term livability—positions Melina to be a standout in the region.

With full buildout anticipated by 2032 and a total value estimated at $500 million, Melina is poised to become one of the most significant residential developments in Georgetown’s southeastern corridor.
