First Phase of The Green at Katy Park Moves Forward with $20M Construction Project in Northwest Katy
Construction is set to begin next month on the first portion of The Green at Katy Park, a new development bringing retail space and shared green areas to a fast-growing stretch of Northwest Katy.
According to a recently filed permit, the project’s initial phase includes five commercial shell buildings totaling more than 63,000 square feet, along with parking, site infrastructure, and a community green space. The project is located near the northwest corner of Morton Road and Katy Hockley Cut-Off and is expected to be completed by July 2026.
The buildings are being developed as part of a larger master-planned destination that may eventually span over 175,000 square feet of retail and dining space, accompanied by 20,000 square feet of landscaped open space and pedestrian-friendly design elements.

Designed for Growth, Positioned for Foot Traffic
Phase one is being designed by Houston-based Boucher Design Group (BDG), an architecture firm with experience in restaurant, retail, and community-oriented commercial projects like LaCenterra at Cinco Ranch, Cypress Marketplace, and Stableside at Falcon Landing. The site sits directly across from Katy Park and within close range of high-traffic retailers like H-E-B, Whataburger, and McDonald’s.
The broader area has seen rapid residential development, with more than 24,000 new homes projected to arrive in the surrounding trade area by 2032.
Developers are planning for The Green at Katy Park to offer walkable access to food, shopping, and open space for both nearby residents and visitors to Katy Park — which draws over 700,000 annual visits.
Leasing Underway, Tenants Still to Be Announced
Leasing efforts are currently being managed by Read King Commercial, though no specific tenants have been publicly confirmed for the initial five buildings. Marketing materials suggest the intent is to attract a mix of local and regional businesses — including restaurants, boutiques, and personal services — that align with community needs.
According to site plans, this phase will also include a shared green area that could serve as a passive gathering space for customers and nearby families, though no formal programming or design details have been released.

First of Two Phases
While this construction marks the beginning of activity at the site, it represents just one piece of a two-phase development. Future phases are expected to expand both commercial offerings and walkable public areas. With leasing still in progress, the full tenant mix and activation strategy for the site remain in development.
As construction moves forward, the coming months will reveal more about how The Green at Katy Park will take shape — and what it might eventually offer residents in Katy’s northwest corridor.
