Audubon in Magnolia Moves Forward on Next Phase of Heron Run as Master-Planned Growth Accelerates
Big changes are coming to the Audubon master-planned community in Magnolia, as progress moves forward on the next phase of Heron Run. This latest phase of work marks the first step in bringing another neighborhood to life within the growing Audubon community in Montgomery County.
According to official permit filings, the $2.9 million civil infrastructure project began in December 2025 and is expected to wrap up by early June 2026. Covering nearly 14 acres along Audubon Boulevard, the project includes grading, landscaping, irrigation systems, lighting, and underground electrical work—all the behind-the-scenes elements that quietly turn raw land into a livable neighborhood.

While homes aren’t going up just yet, this phase is what’s known as “horizontal development,” where the groundwork is laid for streets, sidewalks, streetlights, and everything else that makes a neighborhood ready for homebuilders to step in. Once complete, homebuilders like Perry Homes, Drees Custom Homes, and Westin Homes are expected to begin constructing new residences—part of the 1,400 homesites planned for Heron Run overall.
Audubon itself has quickly become one of Magnolia’s most talked-about communities. Designed across 3,000 acres of gently rolling terrain, historic trees, and natural creeks, it blends modern amenities with a strong connection to the outdoors. It’s a place where families can stroll along eight-foot-wide hike-and-bike trails, spend the day at one of the planned parks, or cool off at the future Club Audubon—a resort-style amenity center expected to open in 2026.

Audubon has already delivered an estimated 850 to 1,100 homes across its initial districts, including Legend Pointe and Creekside South. And with The Rasha at Audubon, a new 326-unit hybrid-style multi-family community and lifestyle retail center, currently under development, the community is expanding in both size and spirit.
The timing couldn’t be better. Magnolia continues to attract homebuyers looking for that sweet spot—just far enough from Houston, yet close enough to everyday conveniences, shopping, and top-rated schools.
