Williamsburg Settlement HOA Board Meeting Recap: Pool Improvements, Neighborhood Maintenance and Holiday Plans

Williamsburg Settlement  /
November 03 2026

Residents of Williamsburg Settlement in Katy can look forward to several neighborhood improvements and seasonal preparations following the Williamsburg Settlement Maintenance Association's October 20, 2026, Board of Directors meeting. From addressing concerns about the community pool to maintaining shared amenities and preparing for the holidays, the board discussed several matters that affect everyday life in the neighborhood.

Plans for the 2027 Pool Season Include Addressing Lifeguard Concerns

One of the more significant discussions centered on the neighborhood pool and opportunities to improve the swimming experience for Williamsburg Settlement families next summer. A representative from Sweetwater Pools, the community's current pool maintenance company, attended the meeting to discuss concerns from the 2026 swim season.

Board members raised questions about lifeguard responsibilities, attentiveness to pool patrons and arrival times. To address these concerns before the next swimming season, the board plans to schedule a preseason meeting with Sweetwater Pools and its lifeguards ahead of the 2027 opening. The goal is to make sure expectations are clear before residents and their families return to the pool.

Playground, Clubhouse and Tennis Court Maintenance Updates

Several smaller maintenance projects are also moving forward throughout Williamsburg Settlement, helping keep neighborhood amenities in good condition.

The board approved a $400 clubhouse hallway floor repair to be completed by GS Construction. During a recent playground inspection, a board member also discovered a missing specialized screw on the play structure. A replacement screw and the necessary installation tool have been located and are awaiting delivery from the manufacturer.

Additionally, the board plans to address rusted poles at both the community pool and tennis court within the next few weeks. While these may be relatively small repairs, they are part of the ongoing work involved in maintaining the shared spaces that Williamsburg Settlement residents use throughout the year.

Holiday Lights Approved as Williamsburg Settlement Prepares for the Season

With the holidays approaching, residents can expect the return of neighborhood holiday lighting. The board approved $2,000 for holiday light installation by the association's current vendor through an email vote conducted between meetings.

The meeting also included an update from the neighborhood's welcoming committee, which reported three new residents since its previous report. Welcome packets had not yet been distributed at the time of the meeting, but the committee's continued efforts help introduce new neighbors to the Williamsburg Settlement community.

HOA Financial Update and Neighborhood Standards

The board reviewed the association's financial position as of September 30, 2026. According to the meeting minutes, Williamsburg Settlement Maintenance Association reviewed its financial position, including funds designated for regular operating expenses and reserves set aside for maintaining and eventually replacing community assets.

The board also discussed homeowner concerns involving deed restrictions and neighborhood security. Three homeowners attended the meeting to raise these matters. Additionally, the board reviewed architectural modification reports and considered deed restriction enforcement actions as part of its regular responsibilities. These discussions are intended to support compliance with established community standards and address concerns brought forward by residents.

Next Williamsburg Settlement HOA Board Meeting Scheduled for November 17

The next Williamsburg Settlement HOA Board of Directors meeting is scheduled for Tuesday, November 17, 2026, at 6:00 p.m., at the Williamsburg Settlement Clubhouse, located at 1602 Hoyt, Katy, TX 77449.
