Residents in Tomball, Magnolia, Cypress and surrounding northwest Harris County communities can look forward to two new additions at The Grand at 249, as Sephora and The Great Greek Mediterranean Grill have signed leases at the rapidly expanding mixed-use development near the intersection of Highway 249 and the Grand Parkway (SH 99).

According to NewQuest Properties, Sephora USA Inc. has leased 4,950 square feet of retail space at The Grand at 249, while The Great Greek Mediterranean Grill has leased 2,100 square feet. The announcements add another nationally recognized beauty retailer and a fast-growing restaurant concept to a development that has steadily attracted major retail, dining, fitness and service-oriented businesses.

For local residents, the additions mean more shopping and dining choices closer to home, while further reinforcing The Grand at 249’s role as a growing commercial hub serving Tomball and neighboring communities.

A Growing Destination at One of Northwest Houston’s Busiest Intersections

Located at the northwest and southwest corners of Highway 249 and the Grand Parkway, The Grand at 249 is a 65-acre mixed-use development designed to accommodate retail, restaurant, office and medical users. The project occupies a highly visible location with direct access to two major regional transportation corridors, making it a destination for both local residents and visitors traveling throughout northwest Houston.

The development has steadily expanded its tenant roster in recent years, bringing together national retailers, restaurants and service providers in a walkable commercial environment. Current businesses include Dick’s Sporting Goods, Ross, Burlington, Petco, Chipotle, Starbucks, Jersey Mike’s, Chick-fil-A, Portillo’s, Black Bear Diner, Gringo’s Tex-Mex, Tony C’s Pizza, Club Pilates and many others. Future tenants shown on the project's current site plan include Bath & Body Works and Cavender’s.

NewQuest describes the project as a super-regional destination positioned to serve Tomball and nearby residential communities including Magnolia, Cypress and Spring. The development also continues to benefit from ongoing residential growth occurring throughout the surrounding area.

Sephora Brings Popular Beauty Brand to Tomball

The arrival of Sephora is expected to be welcome news for beauty enthusiasts who currently travel to other retail centers for the brand’s extensive selection of cosmetics, skincare, fragrance and haircare products.

Founded in France in 1970, Sephora has grown into a global beauty retailer known for its extensive selection of cosmetics, skincare, fragrance and haircare products. The company operates hundreds of stores across North America and offers shoppers access to both established brands and emerging beauty labels, along with in-store beauty services and consultations.

According to the The Grand at 249 site plan, Sephora is slated to occupy space between Bath & Body Works and Petco, near several existing retailers and restaurants within the development’s southwest commercial district.

The Great Greek Mediterranean Grill Already Planned for The Grand at 249

As previously reported by My Neighborhood News, The Great Greek Mediterranean Grill is already moving forward with plans for a Tomball location at The Grand at 249. Construction filings indicate the restaurant will occupy approximately 2,000 square feet at 25545 State Highway 249, Suite 140, with construction expected to be completed later this year.

The fast-casual Mediterranean brand traces its roots to a family-owned Greek restaurant in Henderson, Nevada, and has grown into a national franchise while maintaining traditional recipes and made-to-order menu offerings. Guests can expect a menu featuring gyros, souvlaki, rice bowls, salads, falafel, hummus, tzatziki, spanakopita and a variety of Greek-inspired desserts.

The newly announced lease further confirms The Great Greek's commitment to the development and adds another dining option to the growing lineup of restaurants planned for The Grand at 249.

What It Means for Tomball Residents

While individual lease announcements may seem routine, they often serve as indicators of broader investment trends. National retailers and restaurant brands typically select locations where they see sustained residential growth, strong traffic patterns and long-term consumer demand.

NewQuest has announced the leases, but an opening date for Sephora has not yet been released. The Great Greek Mediterranean Grill is slated for completion around November 2026. As build-out work progresses and additional opening timelines become available, more details are expected to be announced.
