San Antonio Housing Market Shows Stronger Sales Activity as Buyers Gain More Choices Across the Region

For many San Antonio-area residents wondering whether now is the right time to buy, sell, or simply keep an eye on local real estate trends, new housing market data points to a significant shift: buyers have more options than they've seen in years, while home values remain relatively stable.

According to the latest Multiple Listing Service (MLS) report released by the San Antonio Board of REALTORS® (SABOR), home sales accelerated across the region in May 2026, signaling renewed momentum in a housing market that continues to find balance after several years of rapid change.

The combination of rising inventory, steady prices, and increased sales activity is creating opportunities for both first-time buyers and longtime homeowners throughout San Antonio, Bexar County, and surrounding communities.

Home Sales Rise While Inventory Expands

The San Antonio area recorded 3,637 home sales in May, representing a 5% increase compared to the same month last year and marking one of the strongest monthly performances of 2026 so far.

At the same time, inventory climbed to 6.14 months, a level that indicates a more balanced housing market. Housing experts often view a six-month inventory supply as a benchmark where neither buyers nor sellers hold a significant advantage.

That increase in available homes is giving buyers more room to compare neighborhoods, floor plans, and price points than they have had in recent years.

"Today's market is creating opportunities for both buyers and sellers," said Ed Zapata, SABOR's 2026 Chair of the Board. "We're seeing increased sales activity alongside healthy inventory levels, which gives consumers more flexibility and confidence in their decision-making process. San Antonio continues to stand out as a market that offers both value and long-term stability."

What the Numbers Mean for Buyers and Sellers

One of the clearest signs of changing market conditions is the growing negotiating power available to buyers.

Homes sold for an average of 92.7% of their original list price in May, indicating that many buyers successfully negotiated below asking price while overall market conditions remained stable.

Meanwhile, active listings increased 6% year over year, reaching 17,211 available homes across the region. Another 5,101 new listings entered the market during May alone.

For sellers, the market remains healthy, though homes are generally taking longer to sell than they did during the highly competitive years following the pandemic. Properties spent an average of 83 days on the market in May, up 15% from a year ago, though that figure improved compared to recent months as seasonal demand strengthened.

Home Prices Remain Relatively Stable

Despite the increase in inventory, home prices have largely held steady.

The average home price in the San Antonio area reached $379,697 in May, a 3% increase from the previous year. The median home price came in at $306,000, a slight 1% decrease compared to May 2025.

Looking at the broader trend, average prices have continued to inch upward over the past three years:

The median home price, often considered a more accurate reflection of what a typical buyer pays, remains just above $300,000.

Existing Homes Continue Driving Market Activity

According to SABOR, much of May's activity was fueled by the existing-home market.

Expanded resale inventory has created more choices across neighborhoods, home styles, and price ranges, helping attract buyers who may have struggled to find options during tighter market conditions in previous years.

At the same time, new-home builders continue adjusting incentives and pricing strategies as they compete alongside a growing inventory of existing homes. SABOR noted that the interaction between resale homes and new construction is helping create one of the most balanced housing environments seen in recent years.

Bexar County Reflects Regional Trends

Bexar County mirrored many of the broader regional patterns.

The county recorded 2,401 home sales in May, a 6.2% increase year over year. The average home price reached $346,313, while the median home price stood at $289,000. Inventory increased to 5.6 months, continuing to provide buyers with a larger selection of available homes.

Texas Housing Market Also Shows Stability

Statewide, Texas recorded 32,237 home sales during May, a 1.1% increase compared to the previous year. The average home price rose to $447,273, while the statewide median home price increased to $344,925.

Those figures suggest that while many Texas markets continue to experience growth, San Antonio remains comparatively affordable while maintaining strong demand.

For residents watching mortgage rates, housing affordability, and neighborhood growth, the latest report suggests San Antonio is entering a period of greater balance.

Buyers are finding more inventory and increased negotiating opportunities, while sellers continue to benefit from stable pricing and ongoing demand.
