Retail Growth Continues in Katy with New Projects at Texas Heritage Marketplace
Construction is picking up speed at Texas Heritage Marketplace, the $400 million master-planned development transforming the western Katy corridor. The latest additions? Heritage Crossing Buildings A and B—two new retail shell spaces now officially permitted for construction at 2315 and 2321 Texas Heritage Parkway in Katy.
According to newly filed construction permits, both Heritage Crossing buildings will break ground in early August 2026, with projected completion by early December 2026. Each one-story retail shell spans 9,923 square feet and carries an estimated construction cost of $3,743,304. The shell-style design means tenants can later customize the space to meet their specific business needs.
These upcoming buildings will further expand the mixed-use footprint of Texas Heritage Marketplace, which already includes major national anchors like Target, Lowe’s, and Sam’s Club, alongside popular restaurants such as Escalante’s, The Kebab Shop, and Whataburger.

Preleasing Momentum Builds
Developed by Houston-based NewQuest Properties, Texas Heritage Marketplace is now over 750,000 square feet in planned retail and dining space, strategically located at the southeast corner of Interstate 10 and Texas Heritage Parkway. The new Heritage Crossing buildings are part of the larger Texas Heritage Marketplace strategy to serve the booming residential growth in and around Fulshear, Cross Creek Ranch, Jordan Ranch, Cane Island, Firethorne, and Tamarron.
As of fall 2025, the development has already preleased a significant portion of its green space and anchor buildings, including proposed retailers like Ulta Beauty, Spec's, Academy Sports + Outdoors, and Bath & Body Works. Renderings show a walkable, family-friendly shopping district centered around a five-acre park, complete with a rescued heritage oak tree, shaded gathering areas, and splash fountains—features meant to encourage lingering, strolling, and returning often .
Retail Growth Matching Katy’s Population Boom
The location of Texas Heritage Marketplace—just west of the Grand Parkway and directly accessible via the recently completed 6.5-mile Texas Heritage Parkway—puts it at the heart of one of the fastest-growing corridors in Greater Houston. According to recent data, the trade area population has surged by 73% since 2020, now reaching over 150,000 residents within a 5-mile radius. The average household income in the area is estimated at $182,000.
Just under two miles from the site, Amazon’s 855,000-square-foot warehouse employs over 1,500 people, further contributing to local demand for accessible dining, shopping, and services.
What’s Next for Texas Heritage Marketplace?
Construction is underway on several other parts of the project, including the 149,000-square-foot Target store slated to open in October 2026, and a new Lowe’s Home Improvement store expected to be completed by late 2026. The recently announced Whataburger and EoS Fitness locations—alongside medical facilities and multifamily residences—are helping shape the center into a lifestyle destination for Fulshear and West Katy families.
Heritage Crossing Buildings A and B will be located along Texas Heritage Parkway at the heart of the development, flanking other future retail pads and outdoor dining spaces that are designed to complement the pedestrian-friendly green space concept.
