Lowe’s Home Improvement to Join $400M Texas Heritage Marketplace in Katy
One of America’s most recognizable home improvement chains is officially putting down roots in West Katy. Lowe’s Home Improvement will open a new location at the Texas Heritage Marketplace, a $400 million mixed-use development that is quickly becoming a cornerstone of retail and residential expansion in Waller County.
The new facility, called Lowe’s of W Katy, TX, will be located at 980 Heritage Oak Lane, just west of Ron Hoover RV & Marine of West Houston. With an estimated construction cost of $12 million, the 107,587-square-foot store is expected to begin construction in early August 2025, and is slated for completion by the end of December 2026, according to an official permit filing.
The store marks a major addition to Texas Heritage Marketplace, a 165-acre, master-planned destination developed by Houston-based NewQuest Properties. The site is already anchored by a forthcoming 149,000-square-foot Target, and the announcement of Lowe’s further solidifies the project’s appeal to major national retailers and the growing population in the Katy area.

Texas Heritage Marketplace: A Growing Retail Hub in Waller County
Announced earlier this year, Texas Heritage Marketplace promises to deliver a well-rounded, community-driven destination featuring:
- 750,000 square feet of retail and dining space
- 550 apartments across two residential communities
- Nearly 300,000 square feet of medical office and self-storage space
Strategically situated along Interstate 10 and the newly opened Texas Heritage Parkway, the development sits in the heart of a booming population corridor. Katy’s residential growth has surged 56% since 2020, with over 4,600 homes already built and another 13,600 homes in planning.
“After all these years of work, we couldn't be happier to kick off Texas Heritage Marketplace with a great anchor like Target,” said Austin Alvis, president and chief development officer at NewQuest, in January. “We are presently working with a variety of leading retailers and restaurateurs to procure the best possible mix for the project.”
With the announcement of Lowe’s, Alvis’s vision of a balanced and dynamic tenant mix continues to take shape.

A Community-Focused Design Anchored by Heritage
Texas Heritage Marketplace was master-planned with community connection in mind. At the heart of the design is a massive Heritage oak tree, preserved and relocated during the parkway’s construction to become a focal point for gathering spaces.
“This project has been a major collaboration with the City of Katy, Waller County, and Texas Heritage Parkway Association,” Alvis shared. “We wanted to invest in preserving this Heritage oak and make the project a gathering space for the community.”
Lowe’s new location will complement this vision by bringing home improvement services and products closer to residents in one of Texas’ fastest-growing regions.

What Lowe’s in Katy Will Mean for the Community
For local homeowners and businesses, the new Lowe’s location will add convenience, jobs, and new economic momentum to the area. With more than 147,000 people in the trade area and an average household income of $162,886, the demand for high-quality retail and home improvement resources is significant.
This new construction also signals continued confidence in Katy’s westward growth, especially along the recently completed Texas Heritage Parkway. The addition of Lowe’s not only fills a key retail category but also reinforces the area's positioning as a top destination for suburban development in Greater Houston.
