Northwest San Antonio is preparing for another major wave of growth as new recreational and mixed-use developments take shape near the University of Texas at San Antonio, signaling continued investment in one of the city’s fastest-evolving corridors.
At the center of the momentum is Park Golf, a new golf-focused entertainment venue planned at 5900 UTSA Boulevard, San Antonio, TX 78249, alongside The Merc, a 112-acre mixed-use district designed to blend housing, shopping, dining, recreation, and outdoor gathering spaces into a walkable community destination.
Together, the projects reflect broader development trends reshaping the UTSA and Leon Creek Greenway area — where developers are increasingly focused on creating places where residents can live, socialize, exercise, and spend time outdoors without leaving the neighborhood.
New UTSA Park Golf Development Planned Along UTSA Boulevard
Construction documents filed for UTSA Park Golf show plans for a one-story, steel-framed clubhouse and a CMU-walled restroom cluster near UTSA Boulevard in Bexar County. The project is expected to begin June 29, 2026, with completion projected for March 8, 2027.
The estimated construction cost is listed at $6 million.
The development will include a 3,390-square-foot clubhouse facility and will sit adjacent to The Merc’s future trailhead connection to the Leon Creek Greenway, creating another recreational anchor along the growing Northwest San Antonio corridor.
Park Golf is the vision of Jason Black, the Austin entrepreneur known for Butler Pitch & Putt, a popular social golf venue in Austin that combines casual recreation with outdoor entertainment and community gathering spaces.
The San Antonio concept is expected to feature a nine-hole par-three golf course alongside amenities designed to appeal beyond traditional golfers. Plans include a putting punchbowl, beer garden, food trucks, and flexible green space intended for live music performances, movie nights, and community events.
The project’s design reflects a growing demand for outdoor entertainment spaces that function as neighborhood gathering spots as much as recreational facilities.
The Merc Envisions a Walkable Community Hub Near UTSA
Adjacent to the golf development, The Merc is being planned as a large-scale mixed-use district at UTSA Boulevard and University Pass.
Developers describe the project as a “one-stop destination for living, eating, shopping and exploring,” with plans to integrate residential density alongside retail, dining, wellness, and recreation.
The development is expected to include more than 200,000 square feet of retail space with inline storefronts, patio concepts, and standalone pad sites ranging from approximately 7,500 to 13,400 square feet.
Unlike traditional shopping centers built primarily around parking lots and big-box retail, The Merc is being positioned as a connected, pedestrian-oriented environment that incorporates natural areas, gathering spaces, trails, and entertainment venues into the overall design.
Planned amenities currently include:
- A trailhead connection to the Leon Creek Greenway
- Putt-putt golf
- Pickleball courts
- Dining and retail destinations
- An ice house concept
- Live music space
- Outdoor event areas and recreational gathering spaces
