New JW Marriott River Walk Project to Transform Downtown San Antonio Tower into 301-Room Hotel

A familiar stretch of downtown San Antonio is preparing for a significant change—one that could reshape how both residents and visitors experience the River Walk.

Plans are moving forward for a JW Marriott San Antonio River Walk boutique hotel at 130 E. Travis Street, where one of the existing International Bancshares Corporation Bank (IBC) office towers will be renovated and expanded into a 13-story, 301-room hotel with new gathering spaces, dining, and rooftop amenities. Backed by a $164 million investment, the project reflects a continued push to reinvest in the city’s urban core at a time when downtown is finding its footing in a shifting market.

Construction is expected to begin July 20, 2026, with completion anticipated by April 15, 2028.

For those who live nearby, work downtown, or regularly spend time along the River Walk, the project represents a noticeable step in how older buildings are being reimagined for a different kind of demand.

Reworking an Existing Tower for a New Purpose

Rather than starting from the ground up, the development focuses on transforming what’s already there.

The existing structure will be renovated to accommodate all 301 guestrooms, while an additional tower and expanded footprint will bring the total project size to more than 600,000 square feet. Plans include a restaurant and bar, ballrooms and meeting rooms, and a rooftop pool and terrace overlooking the downtown skyline.

The project is owned by IBC, with design by HKS, a firm with a long track record in large-scale hospitality and mixed-use projects.

That approach—updating and expanding existing downtown buildings instead of replacing them entirely—is becoming more common as developers look for ways to modernize the core without losing its footprint or character.

Why This Project Matters Right Now

Downtown San Antonio is in a moment of transition.

Office space in the central business district has been under pressure, even as the broader metro remains relatively stable. A recent market report from Marcus & Millichap noted that while vacancy across San Antonio is trending downward overall, downtown still holds the highest vacancy among submarkets, with additional space expected to open up as major tenants reduce their footprint.

At the same time, there’s been a clear shift in what kinds of spaces are drawing investment. Newer, more flexible, and experience-focused properties—especially those tied to hospitality, healthcare, or mixed-use activity—are seeing stronger interest.

The JW Marriott project fits squarely into that shift. Instead of office or traditional commercial use, the building is being repositioned around tourism, events, and short-term stays—uses that align more closely with how downtown San Antonio continues to generate activity.

Hospitality Market Shows Short-Term Pressure, Long-Term Optimism

The hotel market itself hasn’t been immune to recent challenges.

San Antonio saw a noticeable dip in hotel performance last year, including declines in occupancy and revenue per available room—the steepest drop since 2020. Forecasts suggest occupancy may settle around 57.7 percent as new hotel supply comes online, with room rates also expected to soften slightly in the near term.

Even so, the long-term outlook tells a different story.

Large-scale investments across the city—like the ongoing Alamo Plaza redevelopment, the San Antonio International Airport expansion, and broader initiatives tied to convention and entertainment infrastructure—are expected to gradually bring more visitors back into the market.

That longer view appears to be guiding projects like the JW Marriott River Walk, where developers are building toward where the market is expected to be in the next several years, not just where it stands today.

What It Could Mean for the River Walk Area

For nearby businesses and property owners, new hotel developments often bring steady, if gradual, changes.

More rooms typically mean more foot traffic—especially when paired with meeting space and event venues that attract conferences, weddings, and corporate gatherings. Restaurants, retail, and service businesses along the River Walk tend to benefit from that consistent flow of visitors.

At the same time, projects like this can influence how different parts of downtown are used. As office demand shifts and hospitality grows, certain corridors may become more centered around tourism and entertainment, while others continue to evolve in different directions.

For residents, it’s often less about a single project and more about what it signals: continued investment in keeping downtown active, relevant, and economically viable.

What to Expect Next

With a projected start date in mid-2026, visible construction activity will likely begin to take shape along East Travis Street in the coming months. The work will unfold over nearly two years, with completion expected in spring 2028.

By the time the hotel opens, it will be joining a downtown landscape that is still evolving—shaped by infrastructure improvements, tourism initiatives, and changing patterns in how people use the city center.

For now, the JW Marriott River Walk project stands as one more piece of that broader transition, rooted in a familiar location but aimed at a different future.
