UPCOMING EVENTS
Get ready to start your Spring-cleaning! Rain or shine, our community wide garage sale will be at 7am on March 19th. You won’t have to haul your items far; the garage sale will take place in YOUR OWN garage. To help increase traffic to your home, we suggest placing signs at the end of your street. Please remember to pick them up at the conclusion of the garage sale hours. If you would like to participate, please complete the google form at https://forms.gle/v8ZcvDfaYcgY6wtc7. We will create a map of all participating homes that can be found at http://www.maphub.net/westheimerlakes/garagesale ONLY the day of the sale. No additions will be added after Thursday, March 17th.
We will also host a community shredding event from 1-3 PM after the Spring Garage Sale. The Shred Truck will be located at the Splash Pad location.
Hop on over to the SplashPad and join neighbors at our Spring “Egg”stravaganza event on Saturday, April 2nd. Enjoy balloon artists, treat bags, cotton candy and more! This event will be held at the Westheimer Lakes Splash Pad, which is located at 26103 Canyon Fields Drive, Richmond.

WESTHEIMER LAKES NORTH CLUBHOUSE RENTALS*
- Rental Fees Include: Reservation/Administration Fee - $50
- Security/Damage Deposit - $300 (Refundable only if cancelled 72 hours prior to event)
- During Normal Business Hours - $20/hour, Minimum $40 (Tuesday-Saturday - 9 AM-5 PM)
- After Normal Business Hours- $40/hour, Minimum $80
- Security/Damage Deposit check of $300.
- Reservation/Administration Fee of $50 plus total number of hours reserved for the party.
- If you would like to use the Gazebo and/or Veranda area, you may rope it off by providing your own ropes, but you cannot close off any common area used for entrance/exit to building or fitness center (or back pool gate during pool season)
- Set-up and clean-up must be included in total rental hours
- Furniture cannot be moved without approval from the Board of Directors prior to the rental date. No tape, ticky tack, pushpins, staples, etc. or confetti may be used in decorating.
- All trash must be cleaned up and taken home by resident.
- Resident must be present at all times and provide ALL cleaning materials needed (including but not limited to broom, mop, vacuum cleaner, trash bags, etc.).
- Occupancy Limit is no more than 60 persons, including the Resident.

A request must be made to Priority Protection & Investigations
- One courtesy officer will be required for a minimum of 4 hours at $25/hr. cash payment
- Resident must contact Priority Protection & Investigations at 832-243-5056 to schedule security services for the event 2 weeks in advance
- Payment will be collected on the day of the event
- All persons must vacate the Facility no later than 11:45 PM
Please allow a minimum of one week prior to event for approval of contract by the Board of Directors. More time is required for processing and scheduling if alcohol is to be served.
FIREWORKS PROHIBITION IN THE DEED RESTRICTIONS
The Board asks that residents refrain from celebrating holidays with the use of fireworks and fireworks display. This not only poses a nuisance and disturbance to your neighbors, it also leaves a messy aftermath to be cleaned up. Thank you for helping to keep Westheimer Lakes community fireworks free!
PETS REMINDERS
Westheimer Lakes Community has had many loose dogs & cats lately. Please do your part to keep your animals safe and contained on your property.
Please Control Your Pets!
It is a deed restriction violation if your pets are not confined to a fenced backyard or within your home. They must not be allowed to bark all night or cause a nuisance to your neighbors. They must also be on a leash at all times when not in a contained environment. It is also the pet owner’s responsibility to keep ALL areas of the community FREE from pet debris when walking your pets. Please remember that cats must also be confined.
If you happen to come across vicious dogs or ANY loose dogs of this nature, please contact Fort Bend County Animal Control at 281-342-1512. If you are familiar with the property address the pets belong to, please feel free to submit that information to Principal Management Group - Marci Birthisel at wln@entouch.net - to pursue the deed restriction violation. Notification and ample time must be given to the owner to correct the violation prior to any further pursuit by the Association.
Remember that all pets should always wear a collar with ID tag! Pet owners should also consider pet microchips for identification in case your pet loses their collar/ID tag.

HOW TO REPORT VANDALISM
Dear Residents:
We received information about recent actions of vandalism in the community and we encourage all the residents to make sure that all garage doors as well as vehicles are locked.
Also, all the residents within the community have the opportunity to contact our Patrol Service Company, Priority Protection & investigations (PPI), in order to report any suspicious activity. PPI can be reached at 281-210-6248.

REMOTE GATE OPERATIONS - SECTIONS OF CANYON SPRINGS AND CANYON FALLS
The following is a description on how the three (3) entry systems work. If the entry or exit gates fail, please call the gate attendant and report any and all malfunctions that occur daily to them at 832-222-2650 or call the management company or the Onsite office at 832-222-2355.
If you get a recording, please leave the following message: Entry or exit gate malfunctioning and the name of the monument (Canyon Springs or Canyon Falls) and street name. DO NOT EVER ATTEMPT TO PUSH OR DRIVE THROUGH CLOSED GATES. If you cannot enter at one gate, you may also try entering at the other entrance gate (Canyon Springs or Canyon Falls).
- EZ TAG LANE (Right lane)
- The EZ TAG LANE is for vehicles with EZ Tag ONLY. (Registration is required).
- This lane is located on the right side of the entry. Residents may register either their Harris County EZ Tag sticker (free of charge) or may purchase a community EZ Tag sticker.
- No additional charges will appear on your Harris County statements.
- We cannot guarantee that all Harris County EZ Tags will work with our system.
- The community EZ Tag sticker will not work on the Harris County Toll Roads.
- Access Card Entry (left lane entry post at the median)
- There is an electronic card reader (small black box with red light) located on the post in the median in the left lane. This is for entry by residents who have registered and purchased an Access Card (white HID Proxy card) from the onsite office located inside the SplashPad.
- The Access Card will turn the digital red light to green when swiped and will cause the entry gate to open.
- You must roll down your window and swipe card on reader.
- GUESTS: Dial-up entry (left lane entry post at the median)
- Locate the residents name (ALPHA) on the digital dial-up readout, then dial the access number shown (4 digit code number will appear on the dial-up readout) and the home owner can then talk to the visitor.
- DURING THAT CONVERSATION, THE HOME OWNER MUST PRESS 9 ON THEIR HOME PHONE and the entry gate will then open.
- GATE ATTENDANT OFFICE
- The GATE ATTENDANT may be called by dialing #0001 or #0002 on the dial-up pad located in the median in the left entry lane.
NOTICE: For more information regarding the gate attendant’s orders for allowing entry by dialing the gate office, residents must put requests in writing at the SplashPad office. The onsite office can be contacted at 832-222-2355 or wsplashpad@entouch.net for more details and will be pleased to address your questions.
RULES OF THE ROAD FOR WESTHEIMER LAKES AND WESTHEIMER LAKES NORTH

ATV’s are not allowed on a street and an operator crossing a street must have a valid driver’s license.
- Golf carts are not allowed to be operated on any roadways, sidewalks or common areas. This includes the Rec Center, SplashPad, lake areas and playgrounds.
- Mopeds and motor assisted scooters are treated as regular bicycles. All vehicles used on roads must obey traffic laws including stop signs and speed limits. For additional information on this subject, go to www.txdps.state.tx.us/msb/pages/Electric.htm.
DID YOU KNOW... ATV’s and Golf Carts on common areas of the community require your money to repair these areas when damaged.

BOARD APPROVED COMMITTEES AND DESCRIPTIONS
SOCIAL COMMITTEE
Assist the community in creating, implementing and supporting events and activities. These events include, "Egg"stravaganza, Cookies with Santa and more!
LANDSCAPE COMMITTEE
The primary role is to support a social club for landscaping ideas, also known as the Garden Club. They are responsible for inviting horticulture guest speakers for community events and sharing a general interest in landscaping. They also assist with the Holiday Decoration Yard Contest.
COMMUNICATIONS COMMITTEE
To assist the community in creating, implementing and supporting communication efforts including the newsletter, intranet and section leaders and block captains. They also assist with the Holiday Decoration Yard Contest.
TRAFFIC/SAFETY COMMITTEE
Assists with safety and awareness within the community, making recommendations to the Board for placement of stop signs and speed humps.
ADOPT A SCHOOL COMMITTEE
Provides recommendations to the Board of Directors for the donation of AAS funds to the schools within that community for educational school items, such as computers, library books, etc. These funds also may be allotted for enhancements within the community such as sidewalks, playground areas or other improvements that will benefit the students of the community.

Take responsibility for yourself and be a good neighbor! Keep our streets and neighborhood trash and litter free! Make it a habit, be a good neighbor and do your part!
If each person did their own part (around the outside of their home including their little stretch of street in front of their house), what a better place this would be to live!
A clean environment/neighborhood makes people feel good about themselves. They will keep it clean. Some need to be reminded. Others need to be continually reminded. It takes time to change habits. Keeping your neighborhood clean is a habit that takes conscious effort.
GOLF BALLS
Hitting golf balls is meant for the golf course only. It can cause damage not only to personal property but to people as well. Please respect your neighbors and refrain from hitting golf balls inside the community.
NO TRESPASSING ON RESIDENTS PRIVATE PROPERTY
There have been complaints about children crossing through residents’ private yards to get to the facilities. Please let children know that they cannot cross private property. If this should occur more than once, we ask homeowners’ to contact the proper authorities.
BASKETBALL GOALS
Basketball is a fun sport that many like to play. As a reminder, please make sure that all basketball goals are kept in an upright position in your driveway. Basketball goals should not be left in the street at anytime or left on the side of your home when not in use. Leaving Basketball goals in the street can be a nuisance to drivers in the community and a hazard should there be a need for an emergency vehicle to gain access to your street. Please note this is also a violation of deed restrictions and if you receive violation letters regarding this matter you could be sent to the attorney and be liable for those charges.
UNWANTED SOLICITORS
NO SOLICITING signs are posted throughout the entrances of the community. If this continues to be a growing issue at your residence and would like to place a NO SOLICITING sign in your yard, you may certainly do so. Please be sure that the sign is placed by your front door and place only (1) sign at your home.
If you feel in danger and think the solicitor will be in the community long enough to call the authorities, we suggest you call the local Police Department.
KEEP OUR LAKES CLEAN
Please help us keep our community beautiful by NOT THROWING trash and debris around or into the lakes. In addition, there is NO SWIMMING, BOATING OR FISHING in the LAKES.
IMPORTANT TRASH INFORMATION
Remember: Unless it is trash pick up day, your trashcans (and any bags of trash) must be hidden from public view. Please do not store your trashcans in front of your garage or on the side of your home - your neighbors don’t want to look out their windows and see your garbage either. Please be respectful and only place trash out on specific trash days.
WESTHEIMER LAKES TRASH PICK-UP SCHEDULE
Garbage collection days are: Wednesday and Saturday. Trash containers must be at curb by 7 AM on Wednesdays and Saturdays.
* Holidays - when the pickup day falls on a holiday there will be no trash pickup that day and instead will be picked up on the next scheduled pickup day.
Note: Saturdays – Heavy pick-up day.
Recycling collection day is: Wednesday. Items collected: newsprint only, aluminum & bi-metal cans, plastics coded #1 & #2. Please rinse all food containers.

NO DUMPING IN EMPTY LOTS
Please help us keep our community clean by NOT DUMPING trash and debris onto empty lots. Neighbors please report violators and be ready to provide license plate number and photo or any other pertinent information.
CANYON GATE ATTENDANT SERVICES
Hours of operation are 24/7 Sunday thru Saturday. The gate attendant’s office is located at the entrance to Canyon Gate at Westheimer Lakes on Idlewood Crossing Dr.
CANYON GATE EZ TAG LANE ACCESS
Please be patient when approaching the EZ Tag barrier arm and obey the signs. After stopping at the stop sign, proceed slowly and wait until the barrier arm opens fully.
If there is a car in front of you, please remain at the stop sign until the car has gone through the arm and the arm is closed. The barrier arm closes after each vehicle every time.
CANYON SPRINGS AND CANYON FALLS GATES
The Canyon Springs and Canyon Falls Gates EZ Tag Entry lanes are for registered resident entry only via electronic EZ Tags (Harris County EZ TAG or Community fast pass tags for community use only). Electronic entry tags, including credit card size Access Cards and telephone home number registration services are available to all Canyon Springs and Canyon Falls residents at the SplashPad office Tuesday through Saturday. Call 832-222-2355 for more details.
The entry will remain open during the day while sales and construction of new homes are in operation and gates will close at night. The gated areas may be accessed three (3) ways; with EZ Tag or fast pass tags, Access Card (reader is located at the dial up box in the left lane) or you may dial the home code on the telephone 10 key pad. If someone is home to answer, access may then be granted. If you experience difficulty, the gate attendant’s office may be called by pressing #0001 on the 10 keypad.
In the event the gates do not open, please call the gate attendant and they can open the gate during the evening hours of 7:30 PM until 5 AM. Report all gate malfunctions to either 832-222-2650 or at 832-222-2355, if no one is available, please leave a message with your name, phone number and a brief description of the situation. The gate repairs will be called into the gate service company.
DEED RESTRICTION PROCESS FOR GENERAL VIOLATIONS
1st letter: Notifying owner of violation and giving them (30 days) to cease and desist. (Legally no further letters can go out for this violation until the (30 days) has expired.)
2nd letter: After the (30 days) has expired from the 1st letter a 2nd letter notifying the owner of violation will be sent. (Please note that depending on what the violation is the board can send the account to the attorney when the (30 days) has expired from this letter.)
3rd letter: This letter is optional to the board and depending on what the violation is they do not always feel the need to send a 3rd letter.
At any time you feel that you get a letter that is not warranted, please feel free to contact Principal Management Group immediately to discuss at 281-394-5961.
Please note that yard maintenance does not require 30-day notice for correction.

Texas One Call System: dial “811”
Prior to performing work on your property, call the “Texas One Call System at 811.” They will mark the location of the utility lines easement within your property. Remember, damages to any utility lines within your property can affect services to YOU and YOUR neighbor's homes. Thanks for taking time to call before you dig!
ADOPT-A-SCHOOL
Westheimer Lakes P.O.A. presented Adopt-A-School Program donations to Foster High School. The Lamar CISD school received a check for $5,000 to the Robotics Club, an investment in the future of our students.
Fostering support for our community’s children through local programs and activities is the goal of the Adopt-A-School Fund. The Fund is established through contributions from homeowners, the developer and builders in the Westheimer Lakes Community at the time of closing and continues to be fed through subsequent home sales and purchases in the community.
Funding requests for this program are submitted to and reviewed by the board for approval. Suggestions for donations to programs and activities benefiting the children of Westheimer Lakes should be submitted to Principal Management Group at 713-329-7100 or at wln@entouch.net.

STREET LIGHT MAINTENANCE
To report a street light that is not working, call Centerpoint Energy at 713-207-2222. You will need to report both the number on the base of the pole and the street address. You may also report outages online at www.centerpointenergy.com/outage.
