Katy and Cypress Master-Planned Communities Rank Among Nation’s Best in Mid-Year 2025 Report

Katy and Cypress residents have plenty of reason to take pride in their neighborhoods. According to the RCLCO Real Estate Consulting Mid-Year 2025 Top-Selling Master-Planned Communities Report, multiple Katy and Cypress communities earned a spot on the list of the 50 best-selling master-planned communities in the United States.

The rankings come during a challenging housing year. Nationwide, new home sales across the top 50 communities fell 6.6% compared to mid-2024, reflecting affordability struggles, higher mortgage rates, and broader economic uncertainty. Despite these headwinds, the Houston metropolitan area once again led the nation, with 11 communities in the Top 50, totaling 3,666 sales, or 22% of all master-planned community sales.

Katy’s Standout Master-Planned Communities

Katy continues to be one of the strongest housing markets in Texas, with four communities making the national list:

  • Sunterra – Ranked #4 (tie) with 543 sales in the first half of 2025. While down 30% from 774 in 2024, Sunterra remains one of the top-selling master-planned communities in the U.S., developed by Land Tejas and Starwood Land.

  • Tamarron – Ranked #9 with 510 sales, up 29% from 394 in 2024. D.R. Horton’s community continues to grow rapidly, attracting families looking for both value and amenities.

  • Anniston – Ranked #11 with 476 sales. This Friendswood Development Company project is new to the top rankings and shows Katy’s continued momentum in housing demand.

  • Elyson – Ranked #37 (tie) with 217 sales, compared to 274 in 2024 (-21%). Developed by Brookfield Properties, Elyson remains a strong draw for families seeking schools, parks, and long-term community planning.

Cypress Communities in the Spotlight

Cypress also secured its place on the national stage with two master-planned communities featured:

  • Bridgeland – Ranked #14 with 438 sales, down slightly from 498 in 2024 (-12%). A Howard Hughes Corporation development, Bridgeland continues to be one of the largest and most established master-planned communities in Cypress.

  • Cypress Green – Ranked #47 with 193 sales, a remarkable 172% increase from 71 in 2024. Developed by Land Tejas and Starwood Land, Cypress Green has quickly become one of the fastest-growing communities in Cypress.

Why These Communities Earned Their Rankings

RCLCO’s rankings are determined by the number of new home contracts signed (net of cancellations) in each master-planned community during the first half of the year. Communities that make the list must meet the definition of a true MPC: a comprehensive master plan, diverse housing types, shared open spaces, and amenities that foster a strong sense of community.

Katy and Cypress developments stood out for several reasons:

  • High Sales Volumes – Communities like Sunterra and Tamarron moved more than 500 homes each in just six months, securing their positions among the nation’s top 10.

  • Rapid Growth – Cypress Green’s 172% year-over-year sales increase shows how quickly buyers are choosing Cypress as a place to plant roots.

  • Strong Amenities and Schools – Bridgeland and Elyson continue to attract families because of their community-wide amenities, trails, and connections to highly rated school districts.

  • New Entrants Making Waves – Anniston’s debut in the rankings reflects the demand for new housing options in Katy, where population growth continues to surge.

Industry experts note that homebuyers often gravitate toward master-planned communities during times of economic uncertainty. The amenities, long-term vision, and sense of stability these developments offer can feel like a safer investment compared to smaller subdivisions.

What This Means for Katy and Cypress

The inclusion of Katy and Cypress communities in RCLCO’s top 50 is a reflection of both areas’ enduring appeal. Even as affordability challenges weigh on the national market, families continue to choose these neighborhoods for their strong schools, family-friendly amenities, and long-term value.

Industry experts note that buyers often seek out master-planned communities during times of uncertainty because of their stability, lifestyle offerings, and strong community planning. For Katy and Cypress, this means continued recognition as two of the most desirable places to live in the Houston area and across the country.

RCLCO has been publishing its Top-Selling Master-Planned Communities Report since 1994, making it the longest-running study of its kind in the U.S. The 2025 mid-year rankings once again demonstrate how Katy and Cypress remain at the forefront of Texas real estate growth.
