
Johnson Development Unveils 'The George' as Name of New 1,500-Acre Master-Planned Community in Fort Bend County
Johnson Development has officially named its newest master-planned community in Fort Bend County: The George. Set across 1,500 acres in the fast-growing Richmond area, the name honors the enduring legacy of the George family and their historic contributions to the region through both The George Ranch and The George Foundation.
The announcement was made at The George Ranch, a symbolic setting for a name rooted deeply in Fort Bend’s heritage.
“The George family built an extraordinary legacy in Fort Bend County, influencing its character and quality of life for over two centuries — first through the ranch and now through The George Foundation,” said Derek Goff, Vice President and General Manager of The George. “Their story offers a powerful blueprint for how we envision the community evolving — into a place where families can shape their own lasting legacies for generations to come.”
The name The George reflects more than just history—it marks the beginning of a vibrant new chapter. Home sales in the community are expected to begin in 2026, with the first phase comprising 319 homesites featuring 40-, 45-, 50-, and 60-foot lots. A 20-acre amenity center is also planned in the initial phase.

A Legacy Built on Giving Back
Johnson Development purchased the land from The George Foundation in 2024. The sale marked a pivotal moment in the Foundation’s 80-year history, as IRS regulations require private foundations to distribute a percentage of their total asset value annually. Converting land into liquid assets enables the Foundation to sustain its mission of funding Fort Bend nonprofits and scholarships—over $300 million has been awarded since 1945.
“This transaction underscores our long-term commitment to supporting the citizens of Fort Bend County,” said Ruthanne Mefford, Chair of the Board of Trustees of The George Foundation. “We are intent on awarding hundreds of millions of dollars to local scholarship recipients and nonprofit partners over the next century, and this transaction will help us realize this dream.”
The Historic George Ranch will remain fully operational, continuing to serve as an educational and cultural cornerstone for Fort Bend County students and visitors.
Thoughtfully Planned for Growth
Located off FM 2977 at Koeblen Road, The George is positioned near major thoroughfares and top-rated schools in Lamar Consolidated ISD. Three schools—Steenbergen Middle School, Wright Junior High, and Randle High School—are adjacent to the development. The community master plan also includes dedicated space for commercial use and future on-site schools, helping to build a complete, connected environment for residents.

At full buildout, The George is expected to include approximately 4,000 homes, making it one of the most ambitious and strategically located new home communities in Richmond, TX.

The George marks Johnson Development’s ninth master-planned community in Fort Bend County, further solidifying the company’s role as the largest residential developer in the area. With nearly 26,000 acres under development, Johnson Development has shaped beloved communities such as Sienna, Veranda, Harvest Green, Riverstone, Imperial, Cross Creek Ranch, Cross Creek West, and Jordan Ranch.
“This community will be a place where history, progress, and purpose come together to create something lasting for generations to come,” said Goff. The George aims to align with Fort Bend County’s ongoing population growth and demand for new homes near Houston, offering future residents a balanced lifestyle that combines heritage, modern design, access to quality schools, and thoughtfully integrated amenities.
“Some names are chosen. But this one was simply meant to be,” the company stated in its public announcement.
