Howard Hughes Breaks Ground on $12.4M Memorial Hermann Medical Office in Bridgeland, Expanding Healthcare Access in Cypress

Howard Hughes has officially broken ground on the first build-to-suit medical office for Memorial Hermann Health System in Bridgeland, Cypress, Texas — a $12.4 million project totaling nearly 51,000 square feet. This milestone marks phase one of a larger healthcare expansion planned for the community, designed to bring high-quality, accessible medical care to more than 25,000 current residents and the projected 70,000 residents at full buildout.

“This groundbreaking marks an important milestone in Bridgeland’s continued growth,” said Jim Carman, President of the Houston Region for Howard Hughes. “The introduction of Memorial Hermann’s nationally recognized healthcare services at Bridgeland … is focused on enhancing the quality of life for current and future residents.”

Set to open in summer 2026 at the southwest corner of Tuckerton Road and Fry Road, the facility is designed by Powers Brown Architecture and will be built by Tellepsen Builders. It will feature flexible, state-of-the-art spaces for a variety of services, including primary care, pediatrics, sports medicine, and emergency care — all with the goal of meeting modern healthcare needs close to home.

“This new medical facility further demonstrates Memorial Hermann’s commitment to meet the growing healthcare needs of the communities we serve,” said Kyle Price, Senior Vice President, Service Lines at Memorial Hermann Health System. “We are excited to expand our services to Bridgeland, providing high-quality, convenient healthcare that benefits the entire family, close to home.”

A Healthcare Leader Expands in Cypress

Memorial Hermann operates 17 hospitals and more than 260 care delivery sites across Southeast Texas, including urgent care centers, ambulatory surgery centers, and imaging facilities. The system serves over 1.8 million patient encounters annually, with specialized services ranging from emergency and trauma care to preventive health programs. The Bridgeland facility will reflect Memorial Hermann’s emphasis on bringing advanced outpatient care directly into growing suburban communities, reducing the need for residents to travel to large hospital campuses.

Part of a Larger Commercial Momentum

This medical expansion follows recent milestones in Bridgeland’s commercial development. Village Green at Bridgeland Central introduced the community’s first H-E-B grocery store and mixed-use retail space, while One Bridgeland Green — Greater Houston’s first mass timber office building — is set to open this fall at nearly 50,000 square feet and is already 80% leased.

Strategic Medical Leasing Partnership

JLL’s Tim Gregory and Kendall Kerr are leading medical leasing efforts for Howard Hughes in Bridgeland, leveraging the company’s track record in creating medical hubs, including The Woodlands Medical Center. Memorial Hermann was represented by Tony Armstrong of A.A. Armstrong Commercial Real Estate, while Jacob Weersing of Capital Retail represented Howard Hughes.
