362 New Homes Coming to Cypress as Tri Pointe Homes Begins Construction at Azalea Trails Near Grand Parkway

West Houston / Cypress
October 27 2026

Another new residential community is taking shape in Cypress, adding hundreds of homes to an area of northwest Houston that continues to see new neighborhoods, schools and businesses develop along the Grand Parkway corridor.

Tri Pointe Homes has announced that construction is underway and pre-sales have begun at Azalea Trails, a 123-acre community planned to include 362 homes across two neighborhoods. Located just south of State Highway 99 with access to Highway 290, the development will offer homes ranging from approximately 2,280 to 3,796 square feet, with prices currently starting in the mid-$400,000s.

The builder is already constructing model homes and anticipates a grand opening in November 2026.

For families considering a move to Cypress, the development introduces another selection of new construction homes within Tomball Independent School District. For those who already call the area home, it is another sign of the residential expansion taking place around the Grand Parkway and Highway 290 corridors.

Azalea Trails Will Bring Two New Neighborhoods to Cypress

The 362 homes planned for Azalea Trails will be divided between two collections, Cascade at Azalea Trails and Amethyst at Azalea Trails.

Both neighborhoods will offer one-story and two-story floorplans, although the homes will differ in size, lot dimensions, bedroom configurations and pricing.

Cascade at Azalea Trails will feature seven floorplans on approximately 50-foot-wide homesites, with homes ranging from 2,280 to 2,972 square feet. Floorplans include three to four bedrooms, two to three bathrooms and two- to three-bay garages.

Prices for Cascade currently start in the mid-$400,000s.

Amethyst at Azalea Trails will offer eight floorplans on larger, approximately 60-foot-wide homesites. These homes will range from 3,039 to 3,796 square feet and feature four to five bedrooms, three-and-a-half to four-and-a-half bathrooms and two- to three-bay garages.

Prices for Amethyst currently start in the mid-$500,000s.

The larger floorplans could appeal to households needing additional bedrooms, a dedicated home office or more space for extended family members. Meanwhile, Cascade's smaller floorplans provide an alternative for buyers who want to stay within the same development but may not need as much square footage.

The builder is emphasizing open living areas, spacious kitchens and flexible room arrangements across both collections.

Together, the two neighborhoods will introduce 15 floorplan options at Azalea Trails, with the overall development expected to include 362 homes.

New Pool, Recreation Center and Outdoor Amenities Planned

Azalea Trails is also expected to include several recreational amenities for future residents.

According to Tri Pointe Homes, plans call for a recreation center, fitness center, swimming pool, children's playground, putting green and walking trails.

Those features would give residents a variety of ways to exercise, spend time outdoors and enjoy the neighborhood without having to drive to another destination.

For parents of younger children, a neighborhood playground and pool could become convenient options for weekend activities. Walking trails would also offer space for residents to get outside, whether for daily exercise or an evening walk.

However, these amenities remain planned features. Tri Pointe Homes has not provided a detailed construction timeline or confirmed when each recreational facility will open.

Location Near Grand Parkway, Highway 290 and Tomball ISD Schools

Azalea Trails is located in the Cypress area south of the Grand Parkway, offering access to Highway 290 and nearby retail, dining and employment destinations in northwest Houston.

The location places the development within a part of Cypress where residential construction has continued to expand alongside the region's network of major highways.

For households with school-age children, one of the community's distinguishing features is its location within Tomball ISD, even though it carries a Cypress address.

According to Tri Pointe Homes, Azalea Trails is less than two miles from four of Tomball ISD's newer schools. The builder did not identify those campuses in its October 27 announcement.

The company also cited Niche's 2026 school rankings, which placed Tomball ISD first in Harris County in the categories of best school districts, best places to teach and districts with the best teachers. Those rankings represent Niche's assessment and should not be confused with official Texas Education Agency accountability ratings.

Families considering Azalea Trails should confirm the assigned elementary, intermediate, junior high and high school campuses with Tomball ISD before purchasing a home, since proximity to a campus does not necessarily determine attendance eligibility.

For existing Cypress residents, new subdivisions can also bring questions about future traffic patterns, school enrollment and public infrastructure. The addition of 362 planned homes introduces the potential for more households using nearby roads and services, although the specific effects will depend on construction schedules, occupancy and infrastructure planning.

Cypress Residential Growth Continues as Houston Housing Market Changes

The announcement comes during a period when new construction remains an important part of Houston's suburban housing market, even as overall home sales have slowed from a year earlier.

According to the Houston Association of Realtors' , published October 14, single-family home sales across Greater Houston declined 5.7% compared with September 2025.

A total of 7,030 single-family homes sold during the month, while the median sales price remained essentially unchanged at $325,000.

The average sales price reached $421,311, representing a modest 0.7% increase from a year earlier.

The report also showed that buyers had more homes to choose from. Active single-family listings increased 6.3% to 40,192 properties, while inventory reached a 5.5-month supply.

Those figures provide useful context for the launch of Azalea Trails.

With starting prices in the mid-$400,000s for Cascade and the mid-$500,000s for Amethyst, both neighborhoods are positioned above the Greater Houston median home price. Buyers considering these properties may be weighing the appeal of new construction and larger floorplans against mortgage payments, insurance, property taxes and other ongoing homeownership expenses.

The broader market also offers more competition for newly constructed homes than it did during periods of limited inventory.

HAR reported that homes spent an average of 58 days on the market in September, compared with 56 days a year earlier. Pending home sales also declined 11.6%, suggesting that some prospective buyers are taking more time before committing to a purchase.

New Construction Remains Important Across Northwest Houston

Although Greater Houston's September home sales were down overall, HAR's quarterly reports demonstrate that some suburban areas continue to experience substantial increases in residential transactions.

In its , HAR identified Magnolia/1488 West as the region's fastest-growing market by year-over-year sales growth, recording a 61.6% increase in transactions.

That area is northwest of Cypress, but the results help illustrate the broader pattern of residential expansion beyond Houston's established urban neighborhoods.

The same report found that newly constructed homes accounted for a substantial portion of sales in many of the region's fastest-growing communities.

More recently, HAR's October 26 report on the third quarter of 2026 identified the Huffman Area, Needville Area and Sugar Land East as the leading communities for year-over-year growth in home sales. The Huffman Area recorded a 166.7% increase, with new construction accounting for a significant share of transactions.

The report pointed to both new housing inventory and more attainable price points as important factors in buyer activity.

Those findings do not mean every northwest Houston community is experiencing the same rate of growth. They do, however, show that new-home construction continues to influence where people are buying homes across the region.

For Cypress, the addition of Azalea Trails is one more development along the Grand Parkway and Highway 290 corridor, where the availability of land, major roadway connections and nearby school districts have supported ongoing residential construction.

Tri Pointe Homes Continues Its Expansion in the Houston Area

Azalea Trails is being developed by Tri Pointe Homes, a national homebuilder with a longstanding connection to the Greater Houston residential market.

The company's local history includes the legacy of Trendmaker Homes, a familiar name in Houston-area homebuilding for approximately five decades. That history continues through Tri Pointe Homes' Houston division, which operates as part of a national company with a presence in 13 states and the District of Columbia.

Tri Pointe Homes develops residential communities with different home sizes, architectural designs and price points, including projects throughout the Houston region.

The company has also received several national workplace and industry recognitions, including being named among Fortune's 2026 World's Most Admired Companies and 100 Best Companies to Work For. Those distinctions reflect corporate recognition rather than independent evaluations of the homes planned at Azalea Trails.

At the Cypress development, Tri Pointe Homes plans to incorporate two of its companywide design initiatives.

The LivingSmart program emphasizes energy efficiency, environmental considerations and long-term home performance. The LivingWell approach focuses on home design features such as natural light, room arrangement, comfort and adaptability.

Prospective buyers can request information about the specific materials, efficiency features, warranties and standard inclusions available with individual floorplans.

Joe Mandola, division president of Tri Pointe Homes Houston, said the company sees northwest Houston as an area where buyers continue to look for homes that provide access to major destinations while allowing space for changing household needs.

“We’re expanding in locations where buyers are actively seeking strong connectivity, and Northwest Houston continues to stand out because it provides room to grow without losing access to the places and conveniences that shape daily life,” Mandola said.

“Azalea Trails gives us the opportunity to meet that demand with homes that feel approachable, connected, and carefully considered. We aren’t just designing for move-in day, but for the many routines and milestones that follow.”

When Will Azalea Trails Open in Cypress?

Construction is already underway at Azalea Trails, and Tri Pointe Homes began accepting pre-sales inquiries ahead of the community's anticipated November 2026 grand opening.

The builder has not announced a specific November opening date or a schedule for completing all 362 homes.

Prospective buyers can learn more about the Cascade and Amethyst floorplans, pricing and the builder's interest list through the official .

As construction progresses, additional information is expected about model home availability, home delivery schedules and the development of planned recreational amenities.
