Memorial Hermann to Open Medical Office Building in Bridgeland, Expanding Healthcare Access

March 17 2025

Memorial Hermann Health System is set to enhance healthcare accessibility in Bridgeland with the construction of a 52,050-square-foot, two-story medical office building at 20819 Tuckerton Road, Cypress, TX 77433. The project, developed by Howard Hughes, marks a significant investment in the growing Cypress area, bringing comprehensive medical services closer to residents.

According to official permit filings, the estimated budget for the Bridgeland medical office building is $12.4 million, with construction scheduled to begin in July 2025 and completion expected by May 2026. The facility will be designed by Powers Brown Architecture, a firm that has worked extensively with Memorial Hermann to develop cost-effective, high-quality medical office buildings across the Greater Houston area.

A Strategic Expansion for Memorial Hermann

As one of the largest healthcare providers in Southeast Texas, Memorial Hermann operates 17 hospitals, 30 urgent care centers, 21 ambulatory surgery centers, and 26 imaging centers, among numerous other facilities. This expansion into Bridgeland aligns with the health system’s mission to provide cutting-edge, patient-centered care while making healthcare more convenient and accessible to local communities.

The Bridgeland facility will incorporate Memorial Hermann’s innovative Medical Office prototype, which is designed to reduce rental costs while offering state-of-the-art features, including column-free exterior walls for improved efficiency, expanded glass exteriors for more natural light, and upgraded lobby and core finishes. The modern design ensures a high-quality healthcare experience while maintaining affordability.

The Growing Need for Healthcare in Bridgeland

Bridgeland is one of Houston’s fastest-growing master-planned communities, attracting thousands of new residents with its extensive amenities and family-friendly environment. As the population in Cypress continues to rise, so does the demand for accessible healthcare services. The new Memorial Hermann medical office building will offer a wide range of specialties and outpatient services, helping to meet the healthcare needs of the expanding community.

Memorial Hermann’s focus on expanding care in suburban areas reflects broader trends in healthcare, where medical office buildings play a crucial role in delivering outpatient care, diagnostics, and specialty services without requiring travel to large hospital campuses. With 260+ care delivery sites, the system is strategically positioned to meet the needs of the region’s growing population.
