Home Improvement Requests in Williamsburg Settlement
A reminder to all our residents, that prior to making any change to our property that affects its external appearance, ARTICLE 2 of our Declaration of Restrictions requires that such changes be submitted to and approved by the Board of Directors of our subdivision before any work is started. As required under current Texas law, the Board now delegates this review and approval process to an Architectural Review Committee (ARC).
A request for approval of a modification or a change is made by completing an on-line External Modification Request (EMR) form on the Crest (our management company)’s website. A link to the EMR form on the Homeowner’s Portal can be found on the Forms page of our website. To assist in completing the EMR, this page also contains a link to the Homeowners Portal Users Guide together with a link to a document which should be read first which tells you the requirements and attachments that you will need for the commonly requested changes. Before submitting an application It may also be helpful to review your proposed change against the relevant section of the Architectural Review Committee Guidelines which is posted on the Governing Documents page of our website. This is the document that the ARC uses in evaluating an EMR.
Although this process may seem onerous, it is in every homeowners’ interests to follow the process and obtain approval before making any such changes. Once approved, no subsequent Board can require that the change be removed, which in some cases could be very costly. And please remember that the reason for architectural control is to maintain the aesthetic appeal of our neighborhood, which is a major element in maintaining our property values.
