As Fulshear continues to rank among Texas’s fastest-growing cities, the local infrastructure is evolving to meet residents' needs—including the need for secure, climate-controlled storage solutions. A new development, Fulshear Self Storage, is set to begin construction this summer, bringing nearly 155,000 square feet of modern storage space to the community.

According to official permit filings, the facility will be located at 7355 FM 359 S Rd, Fulshear, TX 77441, in Fort Bend County. With construction scheduled to start in late June 2025 and completion anticipated for late July 2026, the new site represents a $5.54 million private investment into Fulshear’s growing real estate landscape.

A Modern Storage Facility Designed for a Rapidly Growing Community

The project calls for the new construction of a three-story, 154,596-square-foot, climate-controlled self storage facility. This development is timely, as demand for storage units in Fulshear and greater Fort Bend County continues to rise. With a population that has nearly tripled in the last decade, Fulshear has become a prime location for families and businesses alike. As new subdivisions, retail centers, and commercial hubs continue to open, many residents find themselves in need of temporary and long-term storage for belongings, inventory, and equipment.

According to StorageCafe, demand for self storage tends to correlate strongly with population growth, residential construction, and lifestyle transitions such as moving, downsizing, or running a home-based business. In Fort Bend County—one of the top-performing counties in Texas for new housing starts—those factors are especially prevalent.

Meeting the Local Need for Climate-Controlled Storage

Unlike traditional outdoor storage options, the new Fulshear Self Storage facility will be fully climate-controlled, offering protection from Texas’s extreme heat and humidity. Climate-controlled units are particularly attractive to customers storing items such as electronics, wooden furniture, photographs, or sensitive business documents.

Increased consumer awareness of the benefits of climate-controlled storage has driven development trends across the Greater Houston area, where humidity, pests, and seasonal weather fluctuations can otherwise pose threats to stored goods.

Economic Impact and Strategic Location

The facility’s location on FM 359 South Road places it near several new master-planned communities like Cross Creek West and Fulshear Lakes, and just minutes from downtown Fulshear. The site is well-positioned to serve both residential and commercial clients throughout West Fort Bend County, including nearby areas such as Katy, Simonton, and Richmond.

Though the project is privately funded and developed, large-scale construction of this type supports the local economy through contractor hiring, materials sourcing, and future facility management jobs.
