Elyson Town Center Unveils Major Expansion Plans with New Dining and Retail Options
Elyson has announced a major expansion to Elyson Town Center at the northwest corner of Grand Parkway and FM 529, revealing plans to bring in a plethora of new restaurants and retail spaces, according to an official release from Elyson. This venture promises to be more than just a culinary delight, as the initial tenants feature an enticing mix of food and beverage establishments.
The 190,000-square-foot center has already signed leases with popular dining spots such as Shipleys, Akashi Sushi and Smoothie King. Realty 1 Partners, the center’s developer, is further in talks with possible new additions Chipotle, Dave's Hot Chicken and brunch spot First Watch. Elyson Town Center is set to enhance its offerings with negotiations underway with DECA Dental and Tune Up Manly Salon to provide more diversity in its range of services.
The Town Center will feature a mix of retail, office, and professional service spaces housed in nearly a dozen buildings, offering flexible options like second-floor spaces, drive-thru's, freestanding prospects and more. The completion of the first set of buildings is planned for mid 2025.
The development is part of a rapidly growing commercial area that lies at the eastern edge of Elyson’s 3,600-acre master plan. This expansion has been triggered by continued robust home sales in Elyson, coupled with brisk residential growth within a three-mile radius. Ongoing developments in the community include The Plaza at Elyson, a Target-anchored retail center; The Shops, The Mercantile, The Co-Op, and The Square at Elyson.

Elyson has shown impressive sales growth in recent times, as evidenced by a 22% increase in new homes sold in the first half of 2024 compared to the same period in the previous year, as revealed by a midyear 2024 national Top 50 Master-Planned Communities report from RCLCO.
The master planned commnity, which opened in 2016, is roughly halfway towards its goal of 6,000 homes upon completion. Recent developments such as new model homes, recreational amenities, and schools have contributed to the sales momentum at Elyson. The town opened 21 new model homes along with a Welcome Center in early 2024, and has since seen the opening of the Lakeside Landing community center, and multiple new schools.
Located in the Katy Independent School District, Elyson has also been a hub of school construction. Nelson Junior High and Freeman High opened in 2024, while plans are in place to open a third elementary school in 2025. Harmony School of Excellence – Katy also inaugurated its middle and high school buildings in 2024.
