Every 4th Wednesday of the month at 6:00 pm, exception of Annual Meeting in April at 7:00 pm. November and December there are no meetings. NEXT BOD MEETING WILL BE TUESDAY, JUNE 22nd!

Minutes of Board of Directors Meeting
March 23, 2022
CALL TO ORDER
The Board of Directors meeting of the Cypress Mill Homeowners Association Inc. was held, on March 23, 2022, at the Cypress Mill Recreation Center, 14710 Mills Park Lane, Cypress, Texas.
Those in attendance were Jeff Garrett, Larry Turner, Beverly McGaughey, and Stacey Lucas. Kevin Tolls arrived during Executive Session. Angela Rivera was also in attendance (representing Associa Principal Management Group).
With a quorum duly established, President Jeff Garret called Cypress Mill Board of Directors meeting to order at 6:00 PM. Larry Turner opened with an invocation
SUMMARY OF EXECUTIVE
The President; announced the previous meeting minutes are available on the community app TownSq.
CONSTABLE – Nothing to report.
APPROVAL OF MINUTES
After reviewing the minutes, the board of directors, Beverly, and Larry motioned to accept the meeting minutes of February 23, 2022 all in favor.
TREASURER’S REPORT
Angela Rivera presented January’s financials. The financials are accepted as presented. The following items noted:
Operating Funds - $606,145 and Reserve Funds - $155,618 as of February financials.
January’s YTD actual expenses are under budget.
MANAGEMENT REPORT
Angela Rivera reviewed the Delinquency Status Count Report and the Covenants Status Count Report.
HOMEOWNERS FORUM
Homeowners’ present and discussed the following items:
- Flag Amendment.
- A homeowner expressed; how they felt choices were being handled by the Board of Directors.
ADJOURN TO EXECUTIVE SESSION | RECONVENE FROM EXECUTIVE SESSION
The following items were discussed during the executive session. Motions were made and seconded and passed unanimously to:
- Acoustics America -Approved quote for (3) wall panels at $371.64.
- Access Granted -Epasses– Approved additional items at $720.00.
- 2022 Pool Calendar-Approved.
- Seven DRV accounts -Approved turn over to the attorney.
- Managers Vacation Request- Approved; April 15 & 18, April 29 & May 2, and May 27.
ADJOURNMENT
There being no further business to come before the Board, the regular business session of the meeting adjourned at 7:30 PM.
Next meeting will be held on Wednesday, May 25, 2022 at 6:00 PM.

- Cascade Bend Park, Courtly Estates Park, and Mills Park Lane locations
- Valve repair at $750.44
- Repair of battery controller at $434.14
- Irrigation repair off Cypress Walk sidewalk and grassland common area at $1,451.26
- Pet station service added to contract at $1,500
- Solatek- Approved window tint in clubhouse and fitness room at $792.00
- Aquatics Management- Approved A Leak Detection test at Pool#1 for $450.00
- Seasonal Pool Inventory list at $2,510.22
- Pool#1 wading pool repairs at $2,925
- Pool#2 GFCI breakers for pump motors, surge protector, and replaces at $1,400.
