Notes from the Charlestown Colony Board

Happy New Year and MLK Day!

LET’S KICK OFF THE NEW YEAR WITH AN AMAZING LOOKING NEIGHBORHOOD!

As many may have noticed, the management company has been completing forced improvements in our subdivision. This is expensive for the homeowner. Be advised, our deed restrictions are being fully enforced. If the homeowner fails to maintain their property, the management company will do it on your behalf and it will cost a lot more than had it been completed on the homeowner’s own volition. The Park has a no parking zone along the street along Charlestown Colony Drive. This is to protect our loved ones. If cars continue to park along Charlestown Colony Drive in the “no parking zone,” Harris County Sheriff’s Office now could ticket or tow the vehicle at the owner’s expense.

The deadline for HOA dues is quickly approaching, please do not forget to avoid paying late penalties.

COMMUNICATIONS

Charlestown Colony is under new management. If you receive a deed violation letter, please work quickly to resolve any home repair issues. The new management company will be enforcing our deed restrictions to the fullest extent allowed on a consistent basis. The Associations will have the Inframark IMS TownSquare website and downloadable app that will become the Charlestown Colony Association’s official news channel for information, meeting notices and announcements. The site is password protected and will host all governing documents, policies and forms. Residents will have access to their own Resident Portal to their Association account history, make payments online, see open deed compliance items, set their account profile to receive Association information via email, app or text, along with other options.

Customer Care: Inframark supports a team of trained personnel in the Customer Care department. They are available from 7:30 AM to 6 PM by phone, email or live chat from the www.inframarkims.com website. Customer Care can answer general questions, make notations on your account or transfer your call to the relevant department, such as Architectural Modifications or Accounting.

Due to the lack of advertising within the colonies, Charlestown Colony had to reduce the amount of articles published in the newsletter. Please see the back of the Krenek Magazine for upcoming events.

ANNUAL HOA DUES

Thank you to all who have paid your HOA dues! If HOA dues have not been paid yet, expect a certified letter with penalties. In order to avoid additional costs and fees, there are several options to make HOA payments. As of February 1 , unpaid annual dues are considered delinquent and subject to late fees and penalties. Our management company has new policies and procedures in place to collect on past due HOA assessments. If these have not been paid yet, please make every effort to pay or make a payment arrangement. The Board worked diligently to maintain our HOA dues although the neighborhood incurred additional expenses caused by the Artic Blast. There are several payment options available.

Our community park is enjoyed by many of the residents and their family members! Especially, now as we are starting to turn the COVID 19 corner. It has bounced back since the days of Hurricane Harvey! Let’s keep it looking amazing! There have been reports of trash and debris in the park where the trashcans were overflowing which is an eye sore for the residents living around the park. Please remember to pick up after ourselves. If you are using the park’s trash can as a personal trash bin, please stop it and use your own trash cans.

PARKED CARS ON STREETS CLOSE STOP SIGNS, COMMERCIAL VEHICLES & TRAILERS
  • We are still seeing cars parked on the street close to stop signs which becomes very dangerous for drivers to maneuver around oncoming traffic. Please park cars safely on the streets to avoid accidents. We love our residents and do not want to see anyone injured.
  • There are several community parking areas around the park and patio homes in the front of our subdivision. Please do not park there longer necessary. Please be cognizant of our neighbors. If you haven’t seen tow signs already, these will be posted soon. Cars parked in Charlestown Colony community parking spots longer than necessary will be towed at the owner’s expense.
  • It is a violation of our deed restrictions to park commercial vehicles, trailers, etc. in public view for an excessive amount of time. The number of hours these vehicles can be parked on the street is limited. Please refer to our deed restrictions. Harris County will be conducting a traffic study in our area to determine where street tow signs will be posted.

OUR FURRY FAMILY MEMBERS

There have been several complaints about dogs not being on a leash when being walked and pet owners not picking up after their animal does their “business.” Please be mindful and respectful of our neighbors and common areas such as the park and pick up after your pets. There continues to be a noticeable number of lost and found pets posted on the Nextdoor Ap. Please secure the furry family members by replacing broken fencing or other measures of security for our loving pets.

HOME RENOVATION PROJECTS

It has been over 4 years since Harvey devastated Houston and for those who are still working on repairs, please be conscious of our deed restrictions. The Architectural Review form is required to complete exterior projects such as replacing fences, exterior painting and pretty much any other exterior project attached to the home that can be viewed from the street. The Architectural form can be obtained from Inframark. We have all endured a lot due to the blast and Hurricane Harvey and have probably filled out enough forms over the last few arctic months to last a lifetime. However, this form is just another step in the renovation process and keeping the project on track. Our deed restrictions have these forms in place to maintain the appearance of Charlestown Colony. If exterior projects are completed without consent, the homeowner could be subject to make changes such as re-painting the house all over again which is costly and time consuming. Most of the Architectural Review forms can be processed within 10 business days, but it could take up to 30 days. If it is urgent, please indicate that on the form and include a phone number. DEBRIS REMOVAL & DEED RESTRICTION VIOLATIONS

It is the homeowner’s responsibility to remove trash and debris from the front of their home. If more time is needed for repairs, the HOA Board and management company will review these on a case-by-case basis. Please reach out to the management company.
