FedEx Plans $54.5 Million Distribution Center in Cypress Near Existing Grand Parkway Hub, With Construction Set for 2027
Cypress is poised for another major industrial investment as FedEx plans a new $54.5 million distribution facility along the Grand Parkway, near its existing shipping hub that has served the greater Houston area since 2017.
The proposed 220,466-square-foot building, listed at 9191 W. Grand Parkway N. in Cypress, would be dedicated to processing oversized and unusually shaped packages that require specialized handling. Construction is scheduled to begin January 19, 2027, with an anticipated completion date of February 23, 2028, according to a Texas Department of Licensing and Regulation (TDLR) construction filing.
For residents of Cypress and surrounding communities, the project represents another substantial investment in the Grand Parkway corridor, where growing residential neighborhoods, commercial developments and large distribution operations increasingly share the landscape.
The new facility also appears to be located near, potentially just north of, the existing FedEx Ground hub at 8787 W. Grand Parkway N. However, the precise relationship between the two properties has not yet been independently confirmed.
What Is FedEx Building Along the Grand Parkway in Cypress?
The newly filed project, identified as the FedEx Distribution Center, calls for construction of a one-story, noncombustible building equipped with an automatic sprinkler system throughout.
Unlike a conventional distribution warehouse, the proposed facility is described as a FedEx non-conveyable processing center, or NCPC.
That designation provides an important clue about how the building would be used.
A non-conveyable processing center is designed to handle shipments that cannot easily or safely travel through traditional automated conveyor systems because of their dimensions, weight, shape or packaging.
These shipments might include oversized furniture, tires, long boxes, sporting equipment and other bulky merchandise that requires different handling methods than standard parcels.
Rather than relying exclusively on conventional conveyor belts, these facilities can use specialized material-handling equipment and additional employee involvement to move packages through the sorting and distribution process.
For consumers ordering large household items online, this type of operation plays a role in getting those purchases from shipping networks to their destinations.
The Cypress construction filing does not identify specific equipment or automation systems planned for the building. It also does not establish whether the facility will serve a particular delivery territory, create new jobs or offer public customer services.
Existing FedEx Ground Hub Opened in Cypress in 2017
The proposed project would build on an established FedEx presence along the Grand Parkway.
FedEx opened its existing Cypress Ground distribution hub in August 2017, with a ribbon-cutting ceremony held that October. At approximately 800,000 square feet, the facility was the company's largest Ground distribution center in Texas at the time.
Located on a nearly 500-acre property north of FM 529, the hub represented a major investment in northwest Houston's transportation and logistics infrastructure.
The original construction project was registered with the TDLR in February 2015, with an estimated construction cost of $118 million.
From the beginning, the facility was designed to handle substantial shipping volumes.
According to reporting by the Houston Chronicle in October 2017, approximately 200 tractor-trailers were arriving at the hub daily, with automated sorting systems processing everything from small packages to larger items such as sofas and kayaks.
The facility initially had approximately 500 full-time and part-time employees, with plans to eventually accommodate as many as 1,000 workers. Its original sorting system could process approximately 22,500 packages per hour, with additional capacity envisioned as the operation expanded.
The hub also served communities including Cypress, Katy, Cinco Ranch, Sealy and Bellville while connecting shipments to the company's broader national network.
FedEx Has Continued Investing in Its Cypress Facility
The planned 2027 project would follow several years of additional construction, equipment installations and operational improvements at the existing Cypress hub.
In January 2021, FedEx announced plans for an expansion that would add approximately 58,000 square feet and bring the hub's total building area to more than 1 million square feet, according to the Houston Chronicle. The company also outlined plans for automation and technology improvements intended to increase shipping capacity.
Subsequent state construction records document additional investments:
- 2021 to 2022: A $17.2 million conveyor system expansion involving equipment, structural supports, platforms and electrical improvements across approximately 187,420 square feet of the existing hub.
- 2023: A $375,363 project to install additional conveyor equipment and supporting infrastructure for smaller packages.
- 2024: Approximately $291,588 in planned improvements to linehaul management offices, along with a separate $330,000 security-building improvement project.
These projects are documented in TDLR records and reflect continued investment in the Cypress operation. The filing amounts are estimated construction costs, not necessarily final expenditures.
The newly proposed $54.5 million processing center would be a considerably larger investment than those recent equipment and office improvements, although it would serve a different operational purpose.
Will the New FedEx Facility Bring Different Technology to Cypress?
The distinction between the existing FedEx Ground hub and the proposed non-conveyable processing center is worth noting.
The current Cypress hub already has extensive automated sorting capabilities, and historical reporting confirms that it has handled bulky merchandise since opening in 2017. However, publicly available records do not establish whether it currently operates a dedicated non-conveyable processing center.
FedEx has used specialized technology for these shipments elsewhere in its network. In its 2018 annual report, the company described autonomous vehicles called tuggers that transport oversized packages through its Greensboro, North Carolina, hub.
More recently, FedEx's 2025 annual filing described continued testing of driverless technology for large, non-conveyable packages, alongside other robotic sorting initiatives.
Whether any of those systems will be installed at the proposed Cypress facility remains unknown.
What the construction filing does establish is that FedEx is planning a building specifically designed for processing shipments that present challenges for traditional conveyor-based sorting.
When Will Construction Begin on the New Cypress FedEx Facility?
According to the project information, construction at 9191 W. Grand Parkway N. is scheduled to begin January 19, 2027, and conclude February 23, 2028.
Those dates represent the proposed construction timeline and do not necessarily indicate when the facility would become operational.
Additional information about the building's final location relative to the existing FedEx hub, its employment potential and its specialized processing equipment may become available as the project moves forward.
For Cypress residents who have watched the Grand Parkway corridor change over the past decade, the latest FedEx development is another indication of how the area's role in regional commerce continues to evolve.
