Brookshire and Fulshear Among Houston’s Most Loved Communities by Homebuyers in 2024

The Houston Association of Realtors (HAR) has unveiled its list of the most loved communities by homebuyers in 2024, and Brookshire and Fulshear have emerged as two of the fastest-growing housing markets in the region. Brookshire topped the list with a 144.7% year-over-year growth in home sales, while the Fulshear/S. Brookshire/Simonton area ranked fifth with a 44.0% increase in home transactions.

The report, released just in time for Valentine’s Day, highlights the communities that saw the largest percentage increases in home purchases over the past year. Brookshire and Fulshear’s rapid growth reflects rising demand for affordable new homes, spacious properties, and easy access to Houston’s major employment hubs.

“From established areas like Montrose to rapidly growing communities like Brookshire, consumers are finding communities that truly resonate with their needs and budgets,” said HAR Chair Shae Cottar with LPT Realty.

Brookshire Leads the Pack in Homebuyer Demand

Brookshire, located just 40 miles west of downtown Houston, recorded the highest percentage increase in home salesacross all Greater Houston communities in 2024. Four out of five homes sold in Brookshire last year were new construction, emphasizing the area’s rapid residential development. The average home price in Brookshire was $335,042, making it one of the more affordable housing markets in the region.

The area’s close proximity to I-10 and major employers in Katy and Houston, combined with its small-town charm, has made it an attractive choice for homebuyers looking for modern amenities in a suburban setting.

Fulshear and Simonton Continue to See Growth

The Fulshear/S. Brookshire/Simonton area came in fifth on the list, with 1,371 total home transactions in 2024. The area’s average home price of $481,853 reflects its mix of luxury properties, master-planned communities, and family-friendly neighborhoods.

With 80.5% of homes sold in 2024 being new construction, Fulshear continues to see expansion in popular developments like Cross Creek Ranch, Fulbrook on Fulshear Creek, and Polo Ranch. The area’s scenic landscapes, highly rated schools, and strong sense of community make it a sought-after location for homebuyers looking to move west of Houston.

Why Are Buyers Flocking to Brookshire and Fulshear?

According to HAR, homebuyers in 2024 were drawn to communities offering affordable, new homes with plenty of space. Seven of the ten fastest-growing markets had average home prices below Houston’s citywide average of $406,492, demonstrating that affordability remains a key driver in buyer decision-making.

“This report highlights the ongoing demand for affordable housing options, and it provides valuable insights for both buyers and sellers looking to make a move in 2025,” said Cottar.
