San Antonio Housing Market Maintains Stability as 2026 Begins with Balanced Growth Outlook
As the San Antonio residential real estate market rolls into the new year, fresh weekly sales data and year-end trends from the San Antonio Board of REALTORS® (SABOR) point to a region on stable footing and poised for steady growth in 2026.
Most recently, from January 19 to 25, 2026, the local market recorded 269 residential home sales, with an average sales price of $361,596 and a median sales price of $280,999, according to SABOR’s weekly snapshot. These figures reflect a consistent demand pace and price stability following a year of market normalization.
2025: A Year of Rebalancing, Not Retreat
SABOR’s 2025 year-end report highlights how the San Antonio–New Braunfels metro area successfully weathered higher mortgage rates without experiencing steep price corrections. The median home price for 2025 remained near $306,000, while active listings increased by more than 16%, boosting the inventory to just over five months—approaching what is considered a balanced market by the Texas Real Estate Research Center
“San Antonio’s housing market demonstrated resilience in 2025,” said Ed Zapata, Chair of the San Antonio Board of REALTORS®. “We saw buyers and sellers recalibrate expectations, inventory levels normalize, and prices hold steady. This is a sign of a healthy, sustainable market—not a downturn.”
While high mortgage rates slowed transaction volumes, they didn’t dent home values. Many potential move-up sellers remained on the sidelines, locked into previous low-rate mortgages. But with the region’s comparative affordability—especially versus Austin, Dallas, and Houston—market watchers believe the pause in demand is temporary.

“Demand has not disappeared—it has been delayed,” Zapata added. “As rates ease, we expect many households who paused their plans in 2024 and 2025 to re-enter the market.”
Q4 2025: County-Level Trends Confirm Broader Stability
The Q4 2025 Quarterly County Report from SABOR also supports the narrative of a balanced market. In Bexar County, where the majority of metro activity takes place, the median price was $294,000, and the average home spent 80 days on the market, with a price per square foot of $161.
Counties like Kendall, Wilson, and Medina reflected higher price points and longer days on market, showing regional diversity within the metro area. For example, Kendall County’s median home price stood at $627,900, while Wilson County reached $412,000—appealing to buyers seeking larger homes or acreage.
December 2025 Recap: Sales Rise to Close Out the Year
The December 2025 market closed strong, with 2,854 homes sold, an 8% year-over-year increase, according to SABOR's latest MLS report. Although the median price dipped slightly to $309,990, the average price rose to $375,539, showing strength in the mid-to-high end of the market.
Buyers took more time, with the average home sitting on the market for 92 days, but nearly 91.2% of homes sold near their original list price, a testament to pricing discipline across the board.

2026 Forecast: From Normalization to Expansion
Looking ahead, SABOR projects a 2–4% growth in home prices for 2026 and anticipates modest but steady sales activity, especially as interest rates gradually decline. Easing rates are expected to bring renters and first-time buyers back into the fold, unlocking pent-up demand.
The local market is buoyed by strong fundamentals—population growth, job stability, and relative affordability—especially compared to major metros across the state and nation. And with new construction continuing at a disciplined pace, inventory is expected to remain healthy, curbing any sharp price spikes.
“San Antonio didn’t overheat during the pandemic boom, and it didn’t break during the rate correction,” said Zapata. “That positions our market well for steady, disciplined growth in the years ahead.”
