Prologis to Break Ground on Massive New Warehouse at Legacy Point in Cypress

Another major milestone is on the way for Cypress’s fast-growing industrial corridor. Prologis has officially filed permits for Building 1 at Legacy Point, a massive 1,002,406-square-foot office/warehouse project set to rise near US 290 and Fry Road, just north of Towne Lake. The $43 million facility is slated to break ground in March 2026 with completion anticipated by March 2027, marking one of the largest new commercial builds in the area.

Located along Mound Road, Building 1 will be part of the 350-acre Legacy Point development, which is envisioned as a premier hub for industrial logistics and warehouse operations in northwest Harris County.

The Next Phase in Cypress’s Industrial Evolution

This project is part of a broader trend shaping the Cypress community. Over the last few years, the area along US 290 has rapidly transformed from suburban sprawl into a logistics hotbed. Houston Point 290, developed by LGE Design Build near Highway 6 and 290, brought modern warehouse space to the corridor with nearly 400,000 square feet of new development across multiple buildings. Just a few miles northwest, master-planned industrial park Weiser Business Park offers a combination of distribution and light industrial space across 130 acres that has attracted national brands and service providers.

Now, Prologis Legacy Point is emerging as the next frontier, offering up to 5 million square feet of developable space across 8 to 10 buildings, with flexible options ranging from 200,000 to over 1.3 million square feet.

What to Expect at Building 1

The newly announced Building 1 at Legacy Point is being designed as a shell facility for future office and warehouse build-out, with features geared toward modern logistics operations. The project includes:

  • 1,002,406 square feet of buildable space
  • One-story structure on a 23-acre site
  • High-efficiency design meeting LEED standards
  • On-site parking, sidewalks, and circulation drives
  • Address: 18502 Mound Road, Cypress, TX 77433

Although a tenant has not yet been publicly announced, the facility is expected to attract interest from sectors such as e-commerce, manufacturing, distribution, and energy services.

Strategic Location & Workforce Advantage

Prologis Legacy Point is situated at a logistical sweet spot—offering freeway visibility and immediate access to US 290, with connections to Grand Parkway (TX-99) just 4 miles away. The location puts it within 12 miles of Beltway 8, 26 miles of downtown Houston, and 27 miles of George Bush Intercontinental Airport (IAH).

But what really sets this project apart is its proximity to talent. According to data from Prologis, within a 20-mile radius, there are more than 146,000 warehouse workers and a total population of over 2.6 million—giving prospective tenants access to a robust labor force as well as a strong consumer base.

Following the Footsteps of Building 5

This isn’t Prologis’s first venture at Legacy Point. Construction is already underway on Building 5, a 407,302-square-foot cross-dock facility located at 18501 Mound Road, scheduled to deliver in January 2026. Like Building 1, it is being built as a flexible shell that can accommodate a variety of business needs—from large-scale distribution to regional logistics hubs.

The two buildings are just the beginning of what will eventually become a thriving business park—one that blends high-capacity warehouse space with forward-thinking design, mobility, energy efficiency, and workforce readiness. Prologis’ Essentials Platform also offers future tenants turnkey services, from warehouse setup and automation to workforce training, energy storage, and electric fleet charging.

A New Economic Engine for Cypress

Once complete, Prologis Legacy Point is expected to create thousands of new jobs and inject new energy into the local economy. With continued interest from national developers and companies seeking access to the Houston MSA and Texas Triangle, the Cypress area is rapidly becoming a top destination for industrial growth—and Legacy Point is poised to be at the center of it all.
