Prologis Gears Up to Begin Construction of First Office/Warehouse at Legacy Point in Cypress

Prologis has filed permits for the construction of a 407,302-square-foot office/warehouse building as part of its ongoing development at Prologis Legacy Point, an industrial business park located in Cypress. The new facility will be a one-story shell building, designed for future build-out to accommodate a variety of commercial and industrial uses. Construction is scheduled to begin in late March 2025, with an anticipated completion date in early January 2026. The estimated cost of this phase of the development is $21 million.

Prologis Legacy Point is a master-planned industrial park situated near the intersection of Fry Road and US 290, just northeast of Bridgeland near BlackHorse Ranch, in the rapidly growing northwest corridor of the Houston metropolitan area. The park spans 350 acres and is designed to meet modern industrial standards, including LEED sustainability certifications. The park will feature up to 5 million square feet of buildable space across 8 to 10 buildings, with individual structures ranging from 200,000 to 1.3 million square feet in size.

While no tenant has been secured for the new 407,302-square-foot building at this time, Prologis anticipates a range of potential users, including companies in retail, manufacturing, distribution, and energy sectors. The project is part of a broader trend in the region's booming industrial market, driven by the increasing demand for logistics and warehouse space.

Prologis Legacy Point is strategically located with easy access to key transportation routes, including the nearby Grand Parkway and US 290, offering convenient connectivity to the Houston metropolitan area and the broader Texas Triangle. The development is also expected to attract businesses seeking proximity to the area's large and diverse labor pool, with projections indicating that the development could create between 2,000 and 3,000 new jobs upon full build-out.

The site’s infrastructure has been designed to accommodate modern logistics operations, with multiple points of ingress and egress for easy access. Prologis has made substantial investments in improving the infrastructure surrounding the park to ensure efficient circulation and high visibility for future tenants. The park's location and design are intended to appeal to companies seeking a combination of transportation accessibility, workforce availability, and sustainable, state-of-the-art facilities.
