August is a popular month for home projects—whether it’s sprucing up the landscaping, adding a patio cover, or finally getting that pool you’ve been dreaming about. If you live in Cinco Ranch II, tackling these improvements is easier than you might think. Before you break out the paint brushes or hire a contractor, there’s just one important step—getting your project approved. The good news? The process is straightforward, and it helps keep our community looking its best all year long.

Step One: Learn What’s Allowed

The first step in any home improvement project is knowing what you can and cannot do. Cinco Ranch II’s Architectural Guidelines (updated November 2023) outline the rules for exterior improvements and modifications. These cover everything from roofing materials, fencing, pools, and spas to patio enclosures, basketball goals, outdoor lighting, and even decorative planters.

If you’re not sure which section of Cinco Ranch II you live in, call The Lake House at 281-394-7195 or view the community maps to determine whether Northwest or Southwest plant guidelines apply to your property.

Step Two: Submit Your Application

If your project requires approval, you’ll need to complete the Cinco Ranch II Architectural Application (available here) and submit it through the GrandManors Residential Portal.

The application is designed to be simple and guide you through the process. Remember: don’t start improvements until you’ve received approval.

For large projects like swimming pools or spas, you’ll also need to submit a $1,000 deposit before approval can be considered. A deposit return form may be submitted once the work is complete.

FAQs: What Homeowners Ask Most

  • How long will it take? The Design Review Committee has up to 30 business days to review applications. While many are processed sooner, applications are not automatically approved if the deadline passes.

  • What if I’m just refreshing something? Routine maintenance like painting the same color does not require an application. However, changing a color, material, or design does.

  • Do I need city or county permits? No permits are required by Cinco Ranch II to process your application, but homeowners are responsible for securing any permits required by local authorities.

  • Can my request be expedited? Only emergency repairs, like leaking roofs or exposed siding, can be expedited. Pool requests and non-emergency changes must follow the standard timeline.
