New 100-Acre Oakhill Reserve Community Opens in Tomball With Homes Starting in the High $300s
Homebuyers looking to settle in the Tomball area have another neighborhood to consider as Tri Pointe Homes officially opens Oakhill Reserve, a new 100-acre residential community northwest of Houston. With two decorated model homes now available to tour and sales underway, the development adds another round of new construction to a part of northwest Harris County where residential growth continues to reshape the landscape.
Located west of Tomball, just north of FM 2920 off Decker Prairie Rosehill Road, Oakhill Reserve will offer 14 home designs across two neighborhoods, with prices starting in the high $300,000s and extending into the $600,000s.
For families familiar with Tomball's mix of established neighborhoods, wooded properties and newer residential developments, Oakhill Reserve represents another example of how the area is accommodating new housing while builders look for ways to incorporate some of the natural surroundings that have long defined this part of northwest Houston.
What Homebuyers Can Expect at Oakhill Reserve in Tomball
Tri Pointe Homes is introducing two collections at Oakhill Reserve, each offering seven floorplans with different lot sizes, home configurations and price points.
The homes range from approximately 2,128 to 2,976 square feet, with both one-story and two-story options available. The builder is offering a variety of architectural styles, open living areas and flexible spaces that can serve different household needs.
The two neighborhoods include:
- Oakhill Reserve 45': Built on approximately 45-foot-wide homesites, this collection features seven floorplans ranging from 2,128 to 2,688 square feet. Homes include three to four bedrooms, two to three bathrooms and garages accommodating two to three vehicles.
- Oakhill Reserve 50': Featuring approximately 50-foot-wide homesites, this collection offers seven floorplans ranging from 2,280 to 2,976 square feet. Homes include four bedrooms, three bathrooms and two- to three-bay garages.
The two collections give buyers options depending on how much space they need, whether they prefer a single-story layout and what they are prepared to spend.
Both model homes are now open for tours, allowing prospective buyers to see the floorplans and finishes in person before making a decision.
Swimming Pool, Pickleball Courts and Walking Trails Planned for Oakhill Reserve
Beyond the homes themselves, Tri Pointe Homes has outlined plans for several shared amenities intended to give residents places to spend time outdoors without leaving the neighborhood.
Plans for Oakhill Reserve include a resort-style swimming pool, open-air recreation center, outdoor fireplace, pickleball courts and a children's playground. Walking trails are also planned throughout the property, including paths around neighborhood lakes and beneath mature oak trees.
For families with young children, the playground and pool could become regular gathering places during warmer months. Pickleball courts and trails would offer additional recreation opportunities for residents of different ages.
The builder has placed particular emphasis on the existing oak trees and natural setting, which it intends to incorporate into the development's design.
These amenities are planned features of the community, and the October 27 announcement did not provide a specific completion schedule for each one.
Why Tomball Continues to Attract New Residential Development
Oakhill Reserve's opening comes as new subdivisions and master-planned communities continue to expand throughout northwest Houston, including areas surrounding Tomball, Magnolia and the Grand Parkway.
For buyers considering a home in Tomball, the area's appeal often comes down to a combination of location, schools, housing options and access to everyday necessities.
Oakhill Reserve's location off Decker Prairie Rosehill Road places it near FM 2920, with access to the Grand Parkway, also known as State Highway 99. These connections provide routes toward shopping centers, restaurants, medical services and employment areas throughout northwest Houston.
The community is also located within Tomball Independent School District, an important consideration for many households comparing communities in the area. Families should verify individual school assignments directly with Tomball ISD, as attendance boundaries can change.
Joe Mandola, division president of Tri Pointe Homes Houston, said the builder sees continued opportunity in the area.
“Northwest Houston continues to be one of the region’s most desirable places to live because communities like Tomball offer the complete picture,” Mandola said. “Residents benefit from convenient access throughout the region, a setting that still feels connected to nature, and the confidence that comes from living in a growing market. With Houston as the second-fastest growing major economy in the nation, Oakhill Reserve gives us the opportunity to thoughtfully build within a region that already has so much going for it.”
What Recent HAR Housing Data Says About the Tomball Area and Greater Houston
New developments such as Oakhill Reserve are entering a Houston housing market where buyers have more properties to consider, but affordability remains a major factor in purchasing decisions.
According to the Houston Association of Realtors' September 2026 Housing Market Update, released October 14, a total of 7,030 single-family homes sold across Greater Houston during September, a 5.7% decrease compared with the same month in 2025.
The region's median single-family home price remained essentially unchanged at $325,000, while the average price increased slightly to $421,311. Active single-family listings reached 40,192, up 6.3% from a year earlier.
Those numbers are important when considering the arrival of new homes in Tomball. Oakhill Reserve's advertised starting prices fall above the regional median, and its larger homes extend into price ranges where buyers may be comparing new construction with established properties.
The September report also found that Greater Houston had a 5.5-month supply of single-family homes, compared with 5.1 months one year earlier. Homes spent an average of 58 days on the market, up from 56 days.
The figures suggest buyers generally have more time and more options than they did during tighter housing conditions, although pricing and demand can vary significantly between neighborhoods.
In a separate second-quarter 2026 report on Houston's hottest communities, HAR identified Magnolia/1488 West, another northwest Houston residential corridor, as the regional leader in year-over-year home sales growth, with transactions increasing 61.6%.
That report also pointed to new construction as an important contributor to sales activity in several growing suburban communities. While the Magnolia figures do not directly measure Tomball's housing market, they provide additional context for the continued expansion of residential development across northwest Houston.
For existing Tomball homeowners, additional communities can mean more neighbors, new demand for area businesses and continued changes along local roadways. It does not automatically mean higher property values, however, and the long-term effects will depend on factors including market conditions, infrastructure and local housing demand.
A Houston Homebuilder With Roots in Trendmaker Homes
Although Tri Pointe Homes operates nationally, its history in Houston is tied to a name many longtime residents may recognize: Trendmaker Homes.
The local building legacy dates back approximately 50 years through Trendmaker, a company associated with residential construction in the Greater Houston area. Today, that legacy continues under Tri Pointe Homes, which operates in 13 states and the District of Columbia.
Tri Pointe Homes has established a national presence while maintaining regional divisions responsible for designing and building communities in their respective markets.
At Oakhill Reserve, the company is incorporating its LivingSmart program, which focuses on energy efficiency, environmental considerations and home performance. Its complementary LivingWell design approach emphasizes natural light, functional layouts and adaptable living spaces.
These are builder-developed design programs rather than independent certifications of how individual homes will perform. Buyers interested in specific efficiency features, projected utility costs or construction materials should review the specifications for the home they are considering.
What Happens Next at Oakhill Reserve?
Unlike developments that are still in the planning or early construction stages, Oakhill Reserve has officially opened for sales and model home tours.
Interested homebuyers can explore the two home collections, review available floorplans and learn more about pricing directly through the builder's Oakhill Reserve community page.
As construction continues, additional homes and planned recreational amenities will gradually take shape. The builder has not announced completion dates for all neighborhood features.
