Welcome back to “Community Deed Restrictions and Regulations.” This month we would like to address some of the most common Deed Restriction violations we come across in this community each month. Please remember that the neighborhood reflects the sum of its whole. If there are homes not being properly maintained, not only is it an eyesore for the neighbors around you, but it reflects on the community in its entirety.

  • Lawn maintenance – please mow, edge, and weed your yard on a regular basis, every 7-10 days is recommended. There should not be tall weeds in the yard, along the house or along fence lines. No grass should extend over the curb. Also, please keep flower beds well maintained and weed free.
  • Stored Items – please keep all stored items out of view of the street and view of your neighbors. Your vehicle should be the only item to stay on your driveway. Please put away bikes, toys, tools, etc. when they are not being used. The sides of your home are also not a place to store unwanted or used items.
  • Stored Vehicles – this refers to any visibly inoperable vehicles, including but not limited to, wrecked vehicles, vehicles with flat tires, expired registration stickers, cobwebs hanging from wheel wells and the bottom of the vehicle, or a vehicle which has not been moved in 48 consecutive hours. Please remove the car from the property or store it in the garage out of view.
  • Street Parking – overnight street parking is prohibited, according to the Association’s Governing Documents, and could incur fines as deemed necessary.
  • Trash Cans Stored in View – Please store trashcans and recycle bins out of your neighbor’s view, either behind the fence or in the garage. Our neighbors typically do not want to look at our trash all week.
  • Power-washing – take a look at your property. If you can see mildew, algae, or excessive dirt on your siding, brick, fence, sidewalks, or driveway (look for oil stains as well), please power-wash or clean as needed.
  • Fences – all wooden fences must be well maintained. Please replace any missing, rotten, or broken pickets. All repairs should be made with materials that match the existing fence in height, width, and type of wood. If a full fence replacement is needed, please do not forget to submit an Exterior Modification Request to the Architectural Review Committee prior to replacing the fence. Remember that no paint or stain is permitted on wood fences in the community.
  • Gutters – gutters should be well maintained. If they are falling off, or even sagging off the roof, please repair or remove them. If they need to be replaced, please submit an Exterior Modification Request to the Architectural Review Committee prior to replacement.
  • Tree Trimming – tree maintenance includes keeping the canopy raised so that cars, including emergency vehicles, do not have limbs or branches touch them as they drive down the street. Please also ensure your neighbors do not hit their heads when walking along the sidewalk. Finally, please prune the canopy so that sunlight can reach the grass.
  • Lawns in Need of Sod – if there are bare areas in the yard, please replace it with sod (not seed). Sod is relatively inexpensive, costing approximately $1.00 per square foot. Sod will also grow in thicker and better than seed will.

Exterior Modification Requests – as a reminder, all modifications, or improvements to the exterior of the home (outside of minor repairs) do require prior approval from the Architectural Review Committee. Some examples include paint colors, fence replacement, gutter replacement, permanent lighting fixtures, solar panel installation, garage door replacement, storage sheds, pools, large play structures, home generators, etc. Applications can be found on our website at www.lakemontcommunity.com.
