Introducing Fulshear Lakes Town Center: Fulshear's First Town Center

September 24 2024

In line with the rapid growth across Fort Bend County, Fulshear is set to welcome its first town center. Fulshear Lakes Town Center will be strategically located in the northeast quadrant of the FM 1093 Road and Fulshear School Way intersection, placing it near the Fletcher Morgan Elementary School and the affluent neighborhoods of Fulbrook, Weston Lakes, and Cross Creek Ranch.

Part of the broader Fulshear Lakes development, the town center will feature four multi-tenant buildings offering between 1,400 and 45,000 square feet of retail space, which will be available for lease. These spaces will cater to the high-income demographic characteristic of Fulshear, where the median annual household income is over $162,000, three times the average in the broader Houston area. According to the developer, the project is slated to be delivered by the second quarter of 2025.

The Fulshear Lakes Town Center will feature a variety of amenities, designed to meet the needs and preferences of the area's high-income families. This includes options for a drive-thru, three large patio venues, and retail pad sites available for sale.

XAG Group, the developers of this project, are well-acquainted with large-scale ventures. Established in 2010 and rebranded as XAG Group in 2017, the group brings over 30 years of combined leadership experience, having handled a diverse range of sectors from retail and restaurant spaces to gas stations and office spaces. With $230M worth of assets under their management and a development pipeline of $176M, the group has completed capital transactions worth $500M.

The Town Center, in addition to its retail offerings, will also provide green, walkable spaces complete with an entertainment area and outdoor patios. It represents the first center of its kind to be developed in Fulshear, a reflection of the community's robust and consistent growth.
