The MAK Development construction fence beside Villages of Cypress Lakes will remain beyond September as groundwater and water-table conditions delay final grading of the pond and lake bottoms. Nearby homeowners had previously been told that fence removal was expected to begin this month.

Harris County Municipal Utility District No. 391’s September 28 update replaces that expectation without setting a new removal date. MAK is monitoring conditions before determining when the fence can safely come down.

What Remains to Be Finished

MAK reported that mass grading and detention work continued through August and September, with pond and lake construction nearing completion. Final grading of the bottoms is taking longer than anticipated because of conditions below the surface.

The district’s August 18 update had anticipated the start of fence removal in September. The newer timetable leaves that work dependent on remaining construction and continued monitoring. No replacement fence-removal date or overall completion date has been announced.

What Nearby Homeowners Can Expect

The construction fence helps reduce dust reaching nearby homes in dry conditions and provides security around the work area. It will remain while MAK completes the remaining work and evaluates site conditions.

MAK previously sent a landscape crew to mow the strip between residents’ fences and the construction fence. The developer plans to continue that maintenance during construction and monitor vegetation growth.

The update directly affects homes beside the work area; it does not establish a new completion schedule for residents to plan around. MUD 391, which serves Villages of Cypress Lakes north of U.S. 290 around Cypress Lakes Golf Course, will post additional information as it becomes available.
