Grit + Grind Coffee Heads to Conroe with New Lake Conroe-Area Location on Highway 105

Coffee lovers around Lake Conroe will soon have another local stop to add to their list.

Grit + Grind Coffee has leased 1,950 square feet of retail space at West Lake Shopping Center, located at 15444 Highway 105 in Conroe, bringing the community-centered coffee concept to one of the area's busy retail corridors. The center sits along Highway 105 with Lake Conroe visibility and is now listed by NewQuest as fully leased.

The lease adds another Texas location for a coffee brand that started with a mobile trailer in small-town Alabama and has grown across multiple states while keeping community connection at the center of its identity. For Conroe and Lake Conroe residents, the arrival means a new option for coffee, breakfast, cold drinks and casual meetups close to home.

Grit + Grind Coffee Leases Space at West Lake Shopping Center in Conroe

The 1,950-square-foot Grit + Grind Coffee lease is at West Lake Shopping Center, 15444 Highway 105, Conroe, Texas.

Bob Conwell and Austen Baldridge of NewQuest represented the landlord in the transaction, while Rob King of Connect Realty represented Grit + Grind Coffee as the tenant.

NewQuest previously marketed the 1,950-square-foot space as an endcap with a pickup window and highlighted the shopping center's Highway 105 location and Lake Conroe visibility. The firm's current property listing now shows West Lake Shopping Center as 100% leased.

An opening date for the Conroe Grit + Grind Coffee location was not included in the lease announcement.

From an Alabama Coffee Trailer to a Growing Multi-State Brand

Grit + Grind Coffee's roots are far removed from a traditional large-scale coffee chain.

Founders Eric and Destiny Rowell began the business with a mobile coffee trailer in Opp, Alabama. The company's own history describes an idea built around filling a need in their community and creating a place where people could connect over coffee. Grit + Grind says the business began in 2022 and has since expanded from its trailer origins into brick-and-mortar locations and franchises in several states.

The company describes that beginning this way: “In a town known for its southern charm and close-knit community, Grit + Grind has become more than just a coffee shop—it’s a beacon of perseverance and connection.”

And the founders' original vision, according to the company's story, centered as much on people as coffee:

“Eric + Destiny’s journey began with a vision: to create a space where people could gather, connect, and enjoy exceptional coffee. Inspired by solving a problem for their community they decided to start small, serving coffee from a mobile trailer humbly in Opp, Alabama.”

That approach has remained part of the company's identity as it has grown. Grit + Grind says its broader purpose is to create welcoming spaces, encourage connection and support entrepreneurs who want to operate their own coffee businesses.

Growth Has Come in “Seasons”

Grit + Grind describes its development almost like chapters in a continuing story.

Its first season centered on the realities of starting small: early mornings, long days, learning as the business grew and building relationships one customer at a time. The company says those early experiences reinforced its goal of creating spaces where conversations happen and connections form.

Season Two brought a much larger footprint. What began as one mobile trailer expanded into multiple locations across state lines. The business also developed a partnership with the City of Andalusia for its headquarters project while continuing its franchise growth.

By Season Three, Grit + Grind reported entering additional states, seeing existing franchise owners open second and third locations, attending its first trade show, launching a podcast and breaking ground on its headquarters project. Its flagship headquarters location in Andalusia ultimately opened on April 25, 2026.

The Conroe lease represents another step in that expansion — and brings the brand deeper into the Texas market.

What Could Be on the Menu at Grit + Grind Coffee in Conroe?

While a Conroe-specific menu has not yet been announced, Grit + Grind's current menu at its Andalusia headquarters offers a broad look at the type of drinks and food associated with the brand.

Coffee choices include Americanos, cappuccinos, hot and iced lattes, cold brew, caramel macchiatos, mochas, white mochas and specialty espresso drinks. Grit + Grind also offers a sizable lineup of flavored drinks with names such as the Betty White, Salty OG, Scout, Teddy Gram and Cinnamon Roll.

Its menu reaches well beyond standard coffee. Current offerings include frappes, matcha, chai, handcrafted lemonades, refreshers, smoothies, energy drinks, hot chocolate and kid-friendly beverages. Seasonal selections include Key Lime Lemonade, Cotton Candy Lemonade and Banana Bread-inspired lattes and matcha drinks.

Customers looking for something to eat may also find more than the typical coffee-shop pastry case. The current Grit + Grind menu includes breakfast sandwiches on croissants, biscuits, bagels and English muffins, along with chicken salad croissants, flatbread pizza, açai bowls, muffins, brownies, cinnamon coffee cake and other grab-and-go selections.

The exact menu, prices and offerings at the new Conroe location could differ when it opens.

Another Coffee Option for the Lake Conroe Community

For residents searching for coffee near Lake Conroe, coffee shops on Highway 105, breakfast in Conroe or new restaurants and businesses coming to Conroe, Grit + Grind's lease is one more sign of continued retail activity along the Highway 105 corridor.

There is also a community angle that fits particularly well with the Lake Conroe area. Grit + Grind has built its brand around the idea that a coffee shop can become a gathering place rather than simply somewhere to pick up caffeine. Its official website describes its vision as creating welcoming, inclusive communities while encouraging customers to pursue their own goals.

That concept will now get a chance to find its place among Conroe's residents, commuters, families and Lake Conroe visitors.

What Happens Next

For now, the biggest unanswered question is when Grit + Grind Coffee will open at West Lake Shopping Center in Conroe. No opening date or operating hours were provided with the lease information.

The lease itself, however, makes the destination clear: 15444 Highway 105 in Conroe, at West Lake Shopping Center near Lake Conroe.

For a business whose story began at the window of a small mobile trailer in Alabama, another storefront represents considerably more than adding a dot to a map. Soon, Conroe residents will have the opportunity to see how that story — built around coffee, hard work and community connection — translates to the Lake Conroe area.
