Dunkin’ and Jimmy John’s Drive-Thru Planned Near Preserve at Medina River

Preserve at Medina River residents could soon have a new place nearby to pick up a morning coffee, grab lunch or bring home a quick meal after a busy day.

A dual-branded Dunkin’ and Jimmy John’s drive-thru restaurant is planned for 4855 Roosevelt Ave., Suite 100, on San Antonio’s South Side. The restaurant would bring two familiar national brands together under one roof, serving Dunkin’ beverages and breakfast items alongside Jimmy John’s sandwiches, wraps and sides.

For families living in and around Preserve at Medina River, the project represents another sign of continued retail growth along the Roosevelt Avenue corridor. The location could offer a convenient stop for commuters heading to work, parents managing school-day schedules and residents looking for more dining choices close to home.

Construction Is Expected to Begin in Fall 2026

The approximately 1,986-square-foot restaurant would be built inside an existing retail shell,

According to project information filed with the state, the work is expected to include a first-time interior finish-out for a Dunkin’ and Jimmy John’s drive-thru restaurant. Construction is currently scheduled to begin Sept. 30, 2026, with an estimated completion date of Jan. 31, 2027.

The renovation is expected to cost approximately $300,000.

Construction dates, restaurant opening timelines and other details listed in state filings are preliminary and may change as permitting, construction and franchise planning move forward.

Two Familiar Menus in One Location

The combined restaurant format is designed to serve customers throughout more of the day.

Dunkin’ is best known for hot and iced coffee, espresso drinks, cold brew, Refreshers, doughnuts, Munchkins doughnut hole treats, bagels and breakfast sandwiches. The brand began in Quincy, Massachusetts, where founder William Rosenberg renamed his original restaurant Dunkin’ Donuts in 1950. Today, Dunkin’ has more than 14,200 restaurants across nearly 40 international markets. 

Jimmy John’s was founded in 1983 in Charleston, Illinois, beginning as a small sandwich shop that delivered food to students near Eastern Illinois University. Its menu has grown to include cold and toasted sandwiches, wraps, Little John sandwiches, lettuce-wrapped Unwich options, chips, pickles, cookies, brownies and catering packages.

The company now operates more than 2,800 locations globally, with many restaurants owned and operated by franchisees who live in the communities they serve. 

Having both brands in one drive-thru could allow one customer to order coffee and breakfast while another chooses a sandwich or wrap, making the concept especially practical for households with different tastes.

A New Retail Anchor Along Roosevelt Avenue

The restaurant is planned within SLX Roosevelt Shops, an approximately 11,400-square-foot neighborhood retail development positioned along Roosevelt Avenue. The developer identifies Dunkin’ and Jimmy John’s as anchor tenants for the center, which is intended to include a mix of food, service and neighborhood-oriented businesses. 

Dunkin’ and Jimmy John’s are both part of Atlanta-based Inspire Brands, whose restaurant portfolio also includes Arby’s, Baskin-Robbins, Buffalo Wild Wings and Sonic Drive-In. Sharing the same parent company has allowed the brands to explore dual-branded restaurants that combine complementary menus and serve customers from breakfast through lunch and dinner.

The planned Roosevelt Avenue restaurant is expected to be the first Dunkin’ and Jimmy John’s combination location in the San Antonio metropolitan area. 

No official grand opening date, operating hours or complete location-specific menu has been announced. Based on the current construction schedule, the restaurant could move closer to opening in early 2027, although the timeline remains subject to change.
