Saks OFF 5TH Stores Close at Katy Mills, Houston Premium Outlets and Sugar Land Town Center

For years, a trip to Katy Mills or Houston Premium Outlets often included a stop at Saks OFF 5TH—whether it was to hunt for a deal on a designer handbag or browse racks of familiar luxury brands at a price that felt a little more manageable. Now, those storefronts have gone dark.

Saks OFF 5TH has officially shuttered its locations at Katy Mills, Houston Premium Outlets in Cypress, and the Market at Town Center in Sugar Land, part of a larger decision by Saks Global to scale back its off-price business nationwide. For many shoppers across these communities, it’s a noticeable change—one that speaks to something bigger than a single store closing.

A Familiar Retail Stop, Now Gone

Saks OFF 5TH served as the outlet counterpart to Saks Fifth Avenue, offering discounted designer clothing, shoes, accessories and beauty products. The concept made luxury feel more accessible, especially in suburban areas where outlet malls and lifestyle centers have become go-to destinations for families and weekend shoppers.

  • Saks OFF 5th Katy Mills (5000 Katy Mills Cir, Katy, TX 77494): The store operated inside one of the region’s busiest indoor outlet malls, drawing shoppers from across Greater Houston and beyond.
  • Saks OFF 5th Houston Premium Outlets (29300 Hempstead Rd, Cypress, TX 77433): Located along a major retail corridor, the Cypress store was a frequent stop for both local residents and destination shoppers.
  • Saks OFF 5th Sugar Land Town Center (2745-C Town Center Blvd N, Sugar Land, TX 77479): In a walkable, mixed-use setting, the store contributed to a blend of shopping and dining that has long attracted the surrounding community.

For many, it wasn’t necessarily about luxury—it was about the find. The idea that you might walk in and leave with something recognizable, something quality, at a price that felt justified.

Why Saks Is Pulling Back

The closures are part of a broader shift by Saks Global, which recently announced it would close the majority of Saks OFF 5TH and Neiman Marcus Last Call locations after reviewing the performance of its off-price business. The company is also winding down its SaksOFF5TH.com website.

At the same time, Saks Global is working through a financial restructuring, having secured $500 million in exit financing as it moves through Chapter 11 proceedings. Company leaders have said the goal is to focus on what they see as their strongest path forward: full-price luxury retail, fewer but higher-performing store locations, and more personalized shopping experiences.

In other words, less emphasis on outlet-style retail—and more on the traditional luxury model.

The Bigger Picture: How Shopping Is Changing

What’s happening locally lines up with trends happening well beyond the Houston area.

Luxury spending hasn’t disappeared, but it has shifted. According to McKinsey & Company, much of the recent growth in luxury retail is being driven by higher-income consumers who are more likely to shop full-price and prioritize brand experience. Bain & Company has also reported that online channels and direct-to-consumer sales continue to take a larger share of the market, especially among younger shoppers.

That shift puts pressure on stores like Saks OFF 5TH, which rely on excess inventory and a steady flow of discounted goods. As brands become more selective about where and how their products are sold, there’s simply less inventory moving into off-price channels.

At the same time, the U.S. Census Bureau continues to show steady growth in online retail sales, reinforcing what many shoppers already feel: convenience matters, and more purchases are happening from phones and laptops instead of fitting rooms.

What It Means for Local Retail Centers

For Katy, Cypress and Sugar Land, these closures are less about one brand leaving and more about what comes next.

Large retail centers like Katy Mills and Houston Premium Outlets have adapted before—and will likely continue to evolve. Vacancies like these often make way for new concepts, whether that’s experiential retail, entertainment-focused tenants, or brands that align more closely with current shopping habits.

In places like Sugar Land Town Center, where the focus has increasingly been on creating a mixed-use, walkable environment, shifts like this can signal a continued move toward dining, services and experiences that keep people coming back regularly—not just for occasional shopping trips.

A Sign of the Times, Not the End of Luxury

Saks itself isn’t leaving the Houston market entirely. Saks Fifth Avenue remains open at The Galleria, continuing to serve customers looking for a more traditional luxury retail experience.

But the way people access that experience is changing—and the disappearance of Saks OFF 5TH in these suburban hubs is one more sign of that transition.

For longtime shoppers, it may feel like the end of a familiar routine. For the retail centers themselves, it’s another step in an ongoing evolution—one that reflects how quickly consumer habits, and the businesses that serve them, can shift.

As these spaces turn over and new tenants move in, residents will likely see their local shopping destinations continue to change in ways that feel both subtle and significant.
