A beloved name in Southern-inspired desserts is making its way to Fort Bend County. The Peach Cobbler Factory, known for its decadent cobblers, oversized cinnamon rolls, banana puddings, and nostalgic desserts, will soon open its doors at Commons at Harvest Green in Richmond.
The 1,400-square-foot space, located at 11143 Harlem Road, Suite 490, will undergo a $160,000 renovation kicking off in early September 2025, with completion targeted around early November 2025. The shop will join the growing list of eateries and retail spaces along the bustling Harlem Road corridor, which continues to attract families and foodies from across Richmond, Pecan Grove, Aliana, and beyond.
A Taste of Nostalgia in Every Bite
The Peach Cobbler Factory first launched in 2013 as a humble food truck in Nashville, Tennessee, by husband-and-wife team Juan and Tamira Edgerton. Built on cherished family recipes, their vision was simple: deliver desserts that taste like they came straight from grandma’s kitchen. Over time, the business blossomed from a local favorite into a franchise powerhouse with over 115 locations in 22 states, including a recently announced mobile dessert truck division.

The Richmond location marks the latest expansion in Texas—a state that continues to embrace new dessert concepts with open arms and sweet cravings. As part of its standard menu, the Richmond shop will serve a wide variety of cobbler flavors—from Peach and Blackberry Peach to Sweet Potato Pecan and Cinnamon Praline Peach—as well as banana puddings, giant cookies loaded with frosting and toppings, cobbler milkshakes, cinnamon rolls, and brownies.

With a 358.3% growth rate in 2023, The Peach Cobbler Factory is ranked among the fastest-growing restaurant brands in the country, according to food industry analytics firm Datassential. Franchise development veteran Greg George now leads the company as CEO, continuing the brand’s legacy while scaling operations across the U.S.
The Richmond franchise will not only offer its full menu of sweet treats but may also eventually participate in the company’s mobile dessert program. The initiative, launched in August 2025, gives brick-and-mortar franchisees the option to operate dessert trucks at local events, sports games, festivals, and underserved markets. It’s an effort that’s already proven successful in expanding customer reach and boosting revenue, particularly in family-focused suburbs like Richmond.

Construction is set to begin in early September 2025, but buzz is already building among Richmond-area families.
