The George Reaches Major Milestone as New Home Pre-Sales Begin in Fort Bend County
One of Fort Bend County's most closely watched new master-planned communities has reached a significant milestone.
Johnson Development Corp. announced that pre-sales have officially begun at The George, the 1,500-acre master-planned community taking shape near FM 2977 and Koeblen Road in Richmond. The launch marks the first opportunity for prospective buyers to secure a home in a development that is expected to eventually bring more than 4,000 homes to one of the fastest-growing areas of Fort Bend County.
Five of the community's eight original builder partners are now actively selling homes, including David Weekley Homes, Empire Homes, Highland Homes, J. Patrick Homes, and Newmark Homes. Home prices currently start in the $360,000s.
For residents and prospective homebuyers who have been watching construction progress over the past year, the announcement signals a transition from planning and infrastructure work to the beginning of what will ultimately become a new chapter in Fort Bend County's growth.
From Vision to Reality
The George has been steadily moving forward since Johnson Development acquired the property from The George Foundation in 2024. Since then, roads, utilities, homesites, and community infrastructure have been under development as the company worked to transform the land into one of the region's newest master-planned communities.

Model home construction is currently underway throughout the community, and visitors can expect a model home village to open this fall, providing future residents with an opportunity to explore floor plans and builder offerings firsthand.
Additional sales opportunities are also on the horizon. Chesmar Homes and Perry Homes are expected to begin selling later this summer, while Westin Homes is expected to join the community in the future with floor plans and sales timing still to be announced.
A Community Rooted in Fort Bend County History
Unlike many new developments, The George carries a name deeply connected to Fort Bend County's history.
The community was named in honor of the George family, whose influence on the region spans more than two centuries through both The George Ranch and The George Foundation. Johnson Development unveiled the name in 2025, emphasizing its goal of creating a community where families can establish their own legacies while honoring the area's heritage.
The development sits on land formerly owned by The George Foundation, a philanthropic organization that has awarded more than $300 million to local nonprofits and scholarship recipients since its founding in 1945. The sale of the property provided the Foundation with additional resources to continue supporting Fort Bend County residents for generations to come.
Importantly, the neighboring George Ranch remains separate from the development and continues to operate as a living history museum and educational destination for students and visitors.
Designed for Long-Term Growth
At full buildout, The George is expected to include approximately 4,000 homes across multiple residential villages. The first phase consists of 319 homesites featuring 40-, 45-, 50-, and 60-foot lot options.
Plans also call for a 20-acre amenity center, future retail opportunities, and sites reserved for future schools, creating a comprehensive community designed to support long-term growth.
The development is located within Lamar Consolidated Independent School District and is currently zoned to Thomas Elementary School, Steenbergen Middle School, Wright Junior High School, and Randle High School. Several of those campuses sit adjacent to the development, offering convenient access for future residents.
Its location near major transportation corridors and employment centers has helped position The George as one of the most anticipated new home communities in Richmond and Fort Bend County.
Johnson Development Continues Expanding Its Fort Bend Presence
The George represents Johnson Development's ninth master-planned community in Fort Bend County. The company has developed nearly 26,000 acres throughout the county and is behind several of the region's best-known communities, including Sienna, Harvest Green, Riverstone, Veranda, Imperial, Cross Creek Ranch, Cross Creek West, and Jordan Ranch.
As home sales begin and model homes continue rising across the property, The George is entering a new phase that will bring the community's vision into clearer focus.
What Happens Next
With pre-sales now underway, construction activity is expected to continue accelerating throughout 2026. Additional builders are anticipated to open sales later this summer, while the community's model home village is expected to debut this fall.
