Applebee’s and IHOP Dual-Brand Restaurant Planned for Jordan Ranch in Fulshear
Families in Jordan Ranch may soon have a new place where breakfast plans and dinner cravings do not require separate destinations.
Construction information filed for 29807 Jordan Crossing Blvd. in Fulshear outlines plans for a dual-brand Applebee’s and IHOP restaurant. The project would combine two of the country’s most familiar restaurant chains inside one 4,585-square-foot space within the Shops at Jordan Ranch Phase II, giving residents access to IHOP’s all-day breakfast menu and Applebee’s casual lunch and dinner offerings at the same location.
Neighboring businesses in this shopping center include Nhien Head Spa and Wellness, Snap-A-Box, and other local businesses. For a growing area of Fort Bend County, the proposed restaurant would add another full-service dining option close to home while introducing a restaurant format that remains relatively new in the United States.
What Is Planned for the Jordan Ranch Restaurant?
The $300,000 project is described as an interior shell build-out within an existing building. Plans call for a new commercial kitchen, dining areas, restrooms, employee spaces and an outdoor patio.
Construction is currently scheduled to begin Aug. 10, 2026, with an estimated completion date of Oct. 19, 2026. Those dates represent the anticipated construction timeline and do not necessarily confirm when the restaurant will open to customers.
The address is located along Jordan Crossing Boulevard in the commercial area serving Jordan Ranch and nearby communities in the Fulshear and west Katy area.
How an Applebee’s and IHOP Restaurant Works
Applebee’s and IHOP are both owned by Dine Brands Global, one of the world’s largest full-service restaurant companies. The company began bringing the two concepts together internationally before opening the first dual-brand Applebee’s and IHOP restaurant in the United States in Seguin, Texas, in February 2025.
The Jordan Ranch project would follow that emerging model, placing two distinct restaurant experiences inside one building. According to a site plan on Hunington's website, this space was originally slated to be a Fuzzy's Taco Shop, which is also owned by Dine Brands.
Rather than blending the menus into one concept, dual-brand restaurants are generally designed to preserve the identity of each chain. Customers can choose from IHOP’s breakfast-centered menu or Applebee’s selection of American casual-dining favorites, depending on the time of day and what everyone at the table wants to eat.
That flexibility could be especially useful for families trying to satisfy different tastes. One person might want pancakes or an omelet while another prefers a burger, steak, pasta or appetizer.
IHOP Has Served All-Day Breakfast Since 1958
IHOP began as the International House of Pancakes in the Los Angeles suburb of Toluca Lake in 1958. The shortened IHOP name was introduced through a marketing campaign about 15 years later and eventually became the name most customers recognized.
The restaurant has since expanded to more than 1,650 locations in the United States and other countries. Although pancakes remain central to its identity, IHOP’s menu has grown to include omelets, breakfast combinations, French toast, burgers and other lunch and dinner choices.
Its emphasis on serving breakfast throughout the day has helped make IHOP a familiar stop for early-morning families, late-night diners, students, travelers and customers who simply want pancakes outside traditional breakfast hours.
Applebee’s Built Its Brand Around Neighborhood Dining
Applebee’s opened its first restaurant in Atlanta, Georgia, in 1980. The chain developed around the idea of offering an approachable neighborhood gathering place with familiar American food, drinks and a casual atmosphere.
Today, Applebee’s operates more than 1,500 restaurants worldwide. Its menu typically includes appetizers, salads, burgers, chicken dishes, ribs, steaks, pasta, seafood, desserts and beverages from its bar.
The brand’s “Neighborhood Grill + Bar” identity has long positioned its restaurants as places for family dinners, casual celebrations, after-work meals and gatherings before or after community events.
Why the Jordan Ranch Location Matters
The arrival of an Applebee’s and IHOP near Jordan Ranch would reflect the continued growth of retail and restaurant development around Fulshear, west Katy and western Fort Bend County.
For residents, the project adds another nearby option for breakfast, lunch, dinner and family gatherings, with two widely recognized menus available at one address.
The restaurant’s planned outdoor patio could also provide an additional gathering space during favorable weather, while the full-service format would distinguish the project from the area’s growing collection of drive-thru and fast-casual businesses.
The dual-brand setup may be particularly appealing on weekends, when one table can include children asking for pancakes, adults looking for coffee and breakfast, and others ready for burgers, steaks or appetizers.
What Happens Next
Interior construction is expected to continue through October, according to the project information. Restaurant openings can still depend on inspections, hiring, training, equipment installation and other operational preparations after construction is completed.
No confirmed grand-opening date or operating hours have been announced.
