One Bridgeland Green Opens in Cypress as Greater Houston’s First Mass Timber Office Building

A new era of office development has officially arrived in Northwest Houston with the completion of One Bridgeland Green, the region’s first mass timber office building. Developed by Howard Hughes Communities™, the 49,000-square-foot, three-story structure stands as the first Class A office space in Bridgeland®, one of the country’s top-ranked master planned communities.

Located in Bridgeland Central®, the 925-acre urban core of the Bridgeland community, One Bridgeland Green blends sustainability, modern architecture, and community access in a way that’s drawing both tenants and attention. Just three months after construction began in 2024, the building was already 80% pre-leased, a rare milestone that underscores the area's booming commercial demand.

“Northwest Houston is experiencing extraordinary growth, and this is the start of building the employment center that matches that trajectory,” said Alex Hancock, Senior Vice President of National Sales & Leasing for Howard Hughes Communities. “Bridgeland already represents the future of residential community design, and today we’re extending that vision into the workplace, delivering a commercial office building designed for the needs of today’s companies.”

One Bridgeland Green is now home to CrossCover Insurance’s new corporate headquarters, Advanced Orthopaedics & Sports Medicine, and the new Bridgeland Welcome Center, along with satellite offices for Howard Hughes Communities. Surrounding the building is 128,000 square feet of retail and dining, offering a walkable lifestyle for both workers and residents alike.

This project marks a first for the Greater Houston area not just in location, but in construction. The mass timber design—led by Lake|Flato Architects with Kirksey as architect of record and built by Tellepsen—features exposed timber framing, low-carbon concrete, and rainwater harvesting systems. Its floor-to-ceiling glass design brings in abundant natural light, lowering energy consumption by an estimated 25% while creating a healthier work environment.

With a design that promotes wellness, biophilic elements, and outdoor gathering spaces, One Bridgeland Green is on track to achieve both LEED Gold and Fitwel certifications. Onsite features such as bike storage, showers, and integration with Bridgeland’s extensive hike and bike trails make it ideal for companies prioritizing employee wellbeing and sustainability.

At full build-out, Bridgeland Central is projected to support 1,300 employers and 30,000 jobs, reinforcing the community's role as a new employment and innovation hub in Cypress and the wider Greater Houston area.

Leasing for One Bridgeland Green is managed by JLL’s Scott Fikes and Jack Russo, with availability nearing capacity. As Bridgeland continues to grow, this flagship office space symbolizes a shift toward more sustainable, community-connected workspaces in the Houston suburbs.
