New Mavis Tires & Brakes Location Planned for Morton Road Near Grand Parkway in Katy

March 09 2026

As Katy and northwest Harris County continue to grow, new businesses are arriving to support the everyday needs of residents — including vehicle maintenance and repair. A new Mavis Tires & Brakes automotive service center is planned for construction at 22635 Morton Road near Grand Parkway at Grand Morton Town Center in Katy, bringing expanded tire and auto repair services to the area.

According to project filings, the privately funded development will include construction of a 6,952-square-foot, one-story motor vehicle repair facility, with an estimated cost of $1.25 million. Construction is currently scheduled to begin July 3, 2026, with completion anticipated by February 1, 2027.

For many Katy families and commuters who rely on their vehicles for work, school, and daily life, the addition of another full-service automotive shop can provide both convenience and additional service capacity in a rapidly developing corridor.

Supporting Katy’s Growing Transportation Needs

Located within the Grand Morton Town Center commercial corridor, the new automotive facility will join one of Katy’s most active retail destinations. Situated at the northeast and southeast corners of Grand Parkway (SH 99) and Morton Ranch Road, the approximately 91-acre development serves as a major retail and service hub for Katy, Cypress, and northwest Harris County, offering convenient access for commuters traveling between the Grand Parkway and the nearby Interstate 10 Energy Corridor.

The growing shopping center features a mix of national retailers, restaurants, healthcare providers, and neighborhood services anchored by major tenants such as Walmart, Kroger, Michaels, HomeGoods, Petco, and Kelsey-Seybold Clinic, alongside popular dining options like Chipotle, Chick-fil-A, MOD Pizza, and Whataburger.

With more than 9 million annual visits and a rapidly expanding surrounding population, the center has become a key destination for everyday errands, dining, healthcare, and retail shopping in the Katy area.

The surrounding trade area continues to experience significant growth, with nearly 490,000 residents living within seven miles and an average household income of about $133,000, reflecting strong residential demand and continued development across the region.

As nearby neighborhoods expand and thousands of additional homes are planned, access to nearby automotive maintenance services becomes an important part of supporting daily mobility for residents and commuters alike.

A National Automotive Service Brand Expanding Across Texas

The new Katy location will join the rapidly growing Mavis Tires & Brakes network, one of the largest independent tire and automotive service providers in the United States.

The company traces its roots back to 1972 in Millwood, New York, when Mavis Tire Supply began as a small tire retailer. Over the decades, the company expanded significantly through organic growth and strategic acquisitions, eventually becoming Mavis Discount Tire and later expanding further under the Mavis Tires & Brakes brand.

Today, the company operates more than 2,000 service centers across the United States, including locations throughout Texas and the Southeast. The brand is known for providing a wide selection of tire brands, competitive pricing, and a full range of automotive repair services.

Mavis locations typically offer services including:

  • Tire sales and installation
  • Brake repair and replacement
  • Oil changes and fluid services
  • Wheel alignments
  • Suspension and steering work
  • Battery testing and replacement
  • Air conditioning service and general auto maintenance

Many locations also provide same-day service and walk-in availability, which can be especially helpful for drivers dealing with urgent vehicle issues.

What the New Katy Location Means for Local Drivers

For residents in Katy, Cypress, and surrounding northwest Harris County neighborhoods, the new Morton Road facility is expected to add another accessible option for vehicle maintenance in a part of the region experiencing steady residential and commercial growth.

Automotive service businesses often play a quiet but important role in local communities — helping families keep vehicles safe for school commutes, work travel, and daily errands while supporting regional mobility.

As the Katy area continues to expand, developments like this reflect the broader pattern of businesses following population growth to meet the everyday needs of local residents.
